Housing Repair Surveyor

This role involves a contract with local authorities, focusing on the inspection and assessment of housing conditions.
Position Summary:
The Maintenance Surveyor will provide a comprehensive technical inspection service for repairs, including addressing disrepairs and void properties. The goal is to uphold the housing stock, ensuring compliance with statutory and industry standards while maintaining high-quality contractor performance. This position contributes to the ongoing efforts of the Repairs Team and associated contractors in enhancing the housing stock with a focus on quality and cost-effectiveness.
Key Responsibilities:
· Supervise designated contractors executing repairs and minor enhancements within a specified area, ensuring a high standard of service at optimal costs.
o Tasks may include addressing issues such as mould, roofing, plumbing, paving, voids, and drainage in various property types.
· Conduct a full range of technical inspections related to repairs and minor improvements for both occupied and vacant homes, as well as external and communal spaces, including:
o Performing site visits to pre-assess, diagnose, and specify necessary work using advanced diagnostic tools, including aerial platforms and scaffolding as needed.
o Evaluating properties for potential hazards such as dampness, mould, and sanitation issues.
o Initiating work orders and variations, negotiating costs, and approving quotes for specialized tasks.
o Overseeing work progress, liaising with contractors, and ensuring compliance with target dates and quality standards.
o Conducting post-inspections to verify quality and adherence to audit requirements, monitoring trends in repair requests and materials used.
o Inspecting properties for insurance claims, collaborating with residents to validate claims and support the insurance team.
o Identifying materials that may contain asbestos and coordinating necessary surveys and removals according to established procedures.
o Recognizing potential fire safety hazards and implementing corrective measures in line with regulations, including conducting fire risk assessments as needed.
o Performing estate inspections, including playgrounds, to ensure health and safety compliance, and supervising necessary work.
o Authorizing works and conducting post-inspections in accordance with established criteria.
o Collaborating with colleagues across departments to ensure seamless project execution.
Required Qualifications and Experience:
· In-depth knowledge of building repairs, maintenance practices, and performance failures, including issues like non-structural cracks and spalling concrete.
· Current understanding of relevant procedures, legislation, and best practices in the field of repairs.
· Expert knowledge of the Fitness For Habitation Act 2018, Building Regulations, and the Landlord and Tenant Act 1985.
