CCG Head Office is pleased to announce a senior-level opportunity within our organization.

As a result of recent expansions and new projects across the southern region, we are seeking to hire a Property Operations Manager who will provide guidance and support to the broader team in areas of property upkeep, regulatory compliance, and development initiatives.

PROPERTY OPERATIONS MANAGER POSITION
(Travel throughout the southern region will be necessary)

Annual salary of £50,000.

Full-time position at 37.5 hours per week.

Pension plan included.

5.6 weeks of annual leave.

£400 monthly car allowance.

REQUIRED QUALIFICATIONS / EXPERIENCE

MRICS Building Surveyor, MCIOB, or equivalent experience and expertise.

Proficient in JCT contract documentation and management.

Strong understanding of risk management concerning fire safety, legionella, and asbestos.

Familiarity with commercial mechanical and electrical system installations.

Experience in the care home sector.

KEY DUTIES / RESPONSIBILITIES

Reporting directly to the Group Property Manager, you will primarily work from home while overseeing the company's properties in the southern region, including occasional overnight stays as necessary.

Manage refurbishment projects valued up to £2M - This encompasses the development of specifications, employer's requirements, consultant appointments, contract management, valuations, and payments.

Conduct pre-acquisition and dilapidation assessments.

Perform annual condition assessments across the existing portfolio.

Address significant building defects, including the management of urgent maintenance and property-related health and safety concerns.

Prepare and oversee five-year planned preventative maintenance budgets for high-value assets.

Solicit, instruct, and manage service contracts across the portfolio.

Review and ensure compliance with all home certification requirements.
