The primary objective is to deliver exceptional estate management services, ensuring high standards of customer satisfaction and effective service provision.
Engagement with residents is crucial to tailor services that meet their needs, leveraging local community resources to enhance the quality of life for individuals.
This role encompasses a variety of responsibilities related to the daily management of the housing portfolio, focusing on efficient estate oversight, including issues related to rent collection and community conduct.
Key Responsibilities:
- Implement the Income Management Policy and procedures, including proactive engagement with residents prior to legal actions.
- Address rent arrears in line with established policies, conducting home visits as necessary to facilitate timely resolution and provide guidance on available financial support.
- Support the delivery of an exemplary rent accounting service, including managing direct debit arrangements.
- Offer advice to residents regarding welfare reforms to promote sustainable tenancies.
- Contribute to the Pre-Tenancy Service to foster a culture of timely payments among tenants.
- Deliver consistently high-quality services that reflect the organization's values and positively impact residents' lives, ensuring properties are well-maintained and presented.
- Ensure services are responsive to local needs, collaborating closely with tenant participation groups to encourage feedback and involvement, which may include attending evening meetings.
- Address anti-social behavior and tenancy breaches with a focused and effective response, supported by a comprehensive action plan.
- Conduct visits for prospective tenants prior to lettings, facilitating viewings and ensuring smooth sign-up processes while promoting tenancy responsibility.
- Manage Mutual Exchanges in compliance with legal requirements, maintaining organized documentation.
- Take ownership of service-related inquiries and complaints, responding promptly and professionally within designated timeframes.
- Conduct visits to estates and tenants' homes as needed to resolve disputes and address estate management concerns.
- Monitor estate conditions, focusing on cleanliness and maintenance standards, and coordinate with caretakers to achieve desired outcomes.
- Report maintenance issues and collaborate with repair teams to ensure timely completion of necessary work.
- Assess residents' circumstances and liaise with relevant agencies to support tenancy sustainability.
- Conduct home visits and engage with various external agencies, participating in case conferences as required.
- Maintain accurate records of casework and utilize technology effectively, including Microsoft Office and internal systems.
- Provide statistical data related to relet figures, rent arrears, anti-social behavior, and customer satisfaction as requested by management.
- Foster collaborative relationships with council staff and various statutory and voluntary organizations, including social services and local housing providers.
- Actively participate as a member of the Estate Management team, covering for colleagues as needed.
- Attend and contribute to both internal and external meetings as required.
Essential Experience:
- Familiarity with housing management systems.
- Significant experience in a social housing context.
- Practical knowledge of income recovery and debt management.
- Proficiency in maintaining accurate case records.
Additional Information:
- This position operates on a hybrid model, requiring four days on-site.
- A valid full UK driving license is necessary.
- Flexibility to work outside standard hours may be required.
