Role of the Senior Quantity Surveyor

As a Senior Quantity Surveyor, you will oversee comprehensive cost management and reporting, fostering effective relationships with a diverse array of project suppliers.

Your experience should encompass managing projects from procurement through to final accounts. You will be accountable for your professional growth and will actively share insights and best practices with your colleagues.

Key Responsibilities:

  • Preparation, evaluation, and submission of claims from subcontractors for Compensation Events/Variations.
  • Review weekly site documentation, including allocation sheets and site diaries, providing constructive feedback and guidance.
  • Negotiate final accounts to achieve optimal outcomes.
  • Manage commercial interactions with clients, including Compensation Events/Variations, Extensions of Time, and Completion requests.
  • Collaborate with contract delivery teams to ensure adherence to budgetary constraints.
  • Oversee the commercial management of subcontract accounts from procurement to interim and final account agreements.
  • Ensure a positive month-on-month cash position and that the projected project margin is achieved or surpassed.
  • Administer subcontracts, including payments and claims, and submit progress claims to clients.
  • Report monthly Cost Value Reconciliations (CVRs) to the Commercial Director.
  • Engage in negotiations with suppliers and subcontractors.
  • Participate in site progress meetings.
  • Generate required management information and ensure the accuracy of data (Provisions, Cash flows, Applications, etc.).
  • Manage Risk Registers, identifying project risks, opportunities, and value engineering prospects.
  • Attend project handover meetings.
  • Work within a team of 8 Surveyors on projects typically exceeding £?m, focusing on residential developments of 150 units or more, preparing cost plans and conducting interim valuations.
  • Primarily focus on new build residential projects while also acting as a Quantity Surveyor in other sectors.
  • Ensure contract delivery teams are adequately briefed and have sufficient commercial support to monitor and address budget variances.
  • Maximize value and minimize costs, ensuring effective controls are in place to manage operational expenses.
  • Ensure cash flow is optimized, including timely receipt of payments.
  • Prepare monthly financial performance reports.
  • Advise contract delivery teams on managing project performance.
  • Assess main contract terms and conditions, ensuring they are appropriately reflected in engagements with the Supply Chain.
  • Communicate information and ideas proactively and confidentially in a positive manner, both verbally and in writing.
  • Review weekly cost-to-complete/budget assessments with contract delivery teams.
  • Ensure draft/outline Cost to Complete (CTC) reports are prepared through communication with Project Managers.
  • Maintain deadlines in accordance with the monthly commercial calendar.
  • Attend internal and external commercial review meetings.
  • Provide commercial challenge to contract delivery teams at all times.
  • Assist in the development of contract programs and strategies.
  • Upload documentation as necessary in line with business requirements.
  • Demonstrate strong attention to detail and produce accurate work.
  • Represent and uphold the company's best interests to meet client expectations and foster repeat business.
  • Prepare cost/value reconciliation reports accurately and in accordance with company procedures.
  • Prepare and agree interim valuations at designated times to secure the best commercial advantage for the company.
  • Collaborate with senior management to agree on final accounts with client representatives.
  • Negotiate final accounts with subcontractors to maximize project margins.
  • Ensure subcontract orders are prepared in accordance with company procedures and procurement schedules, achieving necessary approvals.

What We Require from You

Skills & Experience:

  • Demonstrated passion for Quantity Surveying and a solid understanding of construction processes.
  • Strong numerical skills, proficiency in mathematical and accounting principles, cost control, and financial reporting.
  • Proficient in MS Excel/Word and capable of learning specialized software.
  • Excellent interpersonal and relationship-building skills, with the ability to work collaboratively in a team, a methodical approach, and attention to detail.
  • A proven track record of independently preparing cost plans.
  • Experience in a dynamic, national, and multi-site business environment.
  • Self-motivated with the ability to prioritize a diverse workload and demonstrate effective time management to meet deadlines.

Qualifications:

  • BSc (Hons) in Quantity Surveying or an equivalent qualification.
  • 5+ years of cross-sector experience in a Quantity Surveyor/Project Quantity Surveyor environment.
  • Chartered Quantity Surveyor status or actively working towards it.
  • A full UK Driving Licence is essential, as travel and site visits will be required.
  • CSCS (Construction Skills Certification Scheme) card.
