Role of the Senior Quantity Surveyor

As a Senior Quantity Surveyor, you will oversee comprehensive cost management and reporting, fostering strong relationships with a diverse array of suppliers involved in the project.

Your experience should encompass managing projects from the procurement phase through to final account settlements. You will be responsible for your own professional growth and will share insights and best practices with your colleagues.

Key Responsibilities:

  • Preparation, evaluation, and submission of claims from subcontractors for Compensation Events/Variations.
  • Reviewing weekly site records, including allocation sheets and site diaries, and providing constructive feedback.
  • Negotiating final accounts to achieve optimal outcomes.
  • Managing commercial interactions with clients, including Compensation Events/Variations, Extensions of Time, and Completion requests.
  • Collaborating with contract delivery teams to ensure adherence to budget constraints.
  • Overseeing the commercial management of subcontract accounts from procurement to interim and final account agreements.
  • Ensuring a positive month-on-month cash position and meeting or exceeding forecasted project margins.
  • Administering subcontracts, including payments and claims, and submitting progress claims to clients.
  • Reporting monthly Cost Value Reconciliations to the Commercial Director.
  • Engaging in negotiations with suppliers and subcontractors.
  • Participating in site progress meetings.
  • Producing necessary management information and ensuring accuracy in reporting (Provisions, Cash flows, Applications, etc.).
  • Managing Risk Registers to identify project risks, opportunities, and value engineering possibilities.
  • Attending project handover meetings.
  • Working within a team of 8 Surveyors on projects typically involving 150 or more dwellings, preparing cost plans and conducting interim valuations.
  • Primarily focusing on new build residential projects while also acting as Quantity Surveyor in other sectors.
  • Ensuring contract delivery teams are well-informed and have adequate commercial support to monitor and address budget variances.
  • Maximizing value and minimizing costs while implementing effective controls to manage operating expenses.
  • Ensuring timely cash flow, including prompt receipt of payments.
  • Preparing monthly financial performance reports.
  • Advising contract delivery teams on project performance management.
  • Assessing main contract terms and ensuring compliance in engagements with the Supply Chain.
  • Communicating information and ideas clearly and confidentially, both verbally and in writing.
  • Reviewing weekly cost-to-complete/budget assessments with contract delivery teams.
  • Ensuring draft/outline Cost to Complete reports are prepared through communication with Project Managers.
  • Maintaining deadlines aligned with the monthly commercial calendar.
  • Attending internal and external commercial review meetings.
  • Providing commercial challenges to contract delivery teams as necessary.
  • Assisting in the development of contract programs and strategies.
  • Uploading documentation as required in accordance with business needs.
  • Demonstrating meticulous attention to detail and producing precise work.
  • Representing the company’s best interests to meet client expectations and foster repeat business.
  • Preparing cost/value reconciliation reports accurately and in line with company procedures.
  • Agreeing on interim valuations at predetermined dates to secure the best commercial advantage for the company.
  • Collaborating with senior management to finalize accounts with client representatives.
  • Negotiating final accounts with subcontractors to maximize project margins.
  • Ensuring subcontract orders are prepared according to company procedures and procurement schedules, achieving necessary approvals.

What We Require from You

Skills & Experience:

  • A demonstrated passion for Quantity Surveying and a solid understanding of construction processes.
  • Strong numerical abilities, proficient mathematical and accounting skills, along with expertise in cost control and financial reporting.
  • Proficient in MS Excel/Word and the ability to adapt to specialized software.
  • Exceptional relationship-building and interpersonal skills, with a collaborative team approach and keen attention to detail.
  • A proven track record of independently preparing cost plans.
  • Experience in a dynamic, national, multi-site business environment.
  • A self-motivated individual capable of prioritizing a diverse workload and managing time effectively to meet deadlines.

Qualifications:

  • BSc (Hons) in Quantity Surveying or an equivalent qualification.
  • 5+ years of cross-sector experience in a Quantity Surveyor/Project Quantity Surveyor environment.
  • Chartered Quantity Surveyor status or actively working towards it.
  • A full UK Driving License is essential, as travel and site visits will be required.
  • CSCS (Construction Skills Certification Scheme) card.
