Job Summary

We are seeking a highly skilled and customer-focused Resident Services Assistant to join our team at Savills Management Resources. As a key member of our lettings management team, you will be responsible for providing exceptional onsite lettings management services to our residential developments.

Key Responsibilities

  • Ensure that communal areas and available apartments are well-presented and appealing to prospective tenants at all times.
  • Respond to rental enquiries, book in and conduct viewings, and agree offers in a timely and professional manner.
  • Achieve a high level of occupancy, with a target of 97% and above.
  • Complete all applicant vetting in line with Savills procedures and ensure compliance with all relevant regulations.
  • Upload availability details to marketing portals, update adverts as necessary, and deal with enquiries, conduct viewings, and negotiate offers.
  • Process offers and complete all tenancy documentation in a timely and accurate manner.
  • Provide weekly statistics on enquiries and produce market analysis on rents to inform business decisions.
  • Negotiate renewal tenancy terms and process the relevant documentation to ensure seamless transitions.
  • Provide exceptional customer service to residents, responding to their queries and concerns in a timely and professional manner.
  • Organize and run tenant services via third-party providers and in-house teams.
  • Ensure up-to-date resident communication via various channels, including regular updates and notifications.
  • Seek out special offers and discounts for residents from local businesses to enhance their experience.
  • Create a sense of community through communication, events, and innovations that foster a positive and inclusive environment.
  • Act as the first point of contact for residents to report maintenance issues and ensure prompt resolution.
  • Coordinate all contractor appointments and defect warranty repairs, logging issues to ensure required service levels are met.
  • Carry out regular inspections of communal areas and apartments to ensure they are well-maintained and presented.
  • Organize minor works between tenancies to maintain a high level of presentation and quality.
  • Complete check-in and check-out reports, determining deposit returns in accordance with Savills procedures.
  • Work closely with the Resident Services Manager to ensure that all health and safety statutory requirements are met across the development.

Requirements

  • Strong customer service ethic and background, with a positive and can-do attitude.
  • Common sense approach, with the ability to think on their feet and make considered decisions.
  • Outgoing, warm, and friendly personality, with excellent written and spoken communication skills.
  • Organized, meticulous, and tenacious, with the ability to work independently and as part of a team.
  • IT literate and social media savvy, with experience in undertaking viewings an advantage.

Working Hours

Monday – Friday, 9am – 6pm (5 over 7 days).

Salary

£30,000 (up to 10% discretionary bonus).
