Position: Business Centre Operations Manager - Facilities Oversight
Salary: Up to £29,500 per annum DOE (plus potential bonuses of 25% of salary)
Location: Cheadle SK8 (Flexibility required for travel to various locations across the North West)
Working Hours: 9am - 5pm, Monday to Friday
Employment Type: Permanent
Commercial Responsibilities:
- Conduct customer tours of the facility
- Participate in the sales process from initial viewings to finalizing office agreements.
- Manage and enhance the customer experience throughout their journey, ensuring expectations are exceeded and conversion rates are maximized.
- Oversee the onboarding process, managing key customer interactions during their tenure (e.g., facility tours, move-in procedures, and post-move feedback).
- Handle the renewal process for customer agreements.
- Process supplier invoices efficiently.
- Manage monthly invoicing tasks.
- Review and oversee site profit and loss statements against budget.
- Achieve targeted profit margins for the Centre.
- Regularly assess Centre debt, ensuring overdue invoices are addressed in line with budgetary guidelines, collaborating with the Credit Control team.
- Participate in networking events to foster business relationships.
- Establish connections with local Commercial Real Estate Agents.
Customer Service Responsibilities:
- Take full ownership of customer service within the Centre.
- Ensure prompt resolution of all customer inquiries and issues.
- Analyze NPS feedback and implement the agreed Action Plan.
- Facilitate smooth and efficient customer move-ins and move-outs.
- Maintain meeting room standards, ensuring furniture is arranged as requested and equipment is functional.
- Collaborate with the Operations team to uphold site standards and ensure timely maintenance and refurbishments.
- Oversee the daily operations of the business centre.
- Conduct daily inspections to confirm that appearance standards are upheld.
- Ensure compliance with company procedures.
- Adhere to all Health & Safety protocols (including weekly fire alarm tests, biannual evacuations, and hazard identification).
General Responsibilities:
- Take initiative for personal learning and development.
- Actively engage in activities that enhance service quality.
- Stay informed about the local market, including customer demographics, competition, and commercial rates.
- Manage direct reports as required by the role.
- Perform any other reasonable duties as assigned by your line manager.
