Client-Focused – Senior Quantity Surveyor

Location: Liverpool

Employment Type: Full Time – Permanent

An exceptional opportunity has emerged for a Senior Quantity Surveyor specializing in client-side operations to become a vital part of our Head Office team.

As a key member of our development division, you will report directly to the Development Director and take charge of various development initiatives from their initial stages through to completion. The projects you will oversee primarily involve Purpose Built Student Accommodation and Co-Living developments, alongside several commercial ventures.

  • Development of numerous PBSA units across the UK, including:

Vega, an 841-bed student accommodation project in Vauxhall, London.

The Mont, a 341-bedroom PBSA project located in the heart of Edinburgh.

  • Miles Yard, a purpose-built Grade A office space, approximately 28,000 ft², situated in Vauxhall, London.
  • Grade A refurbishment of No.1 Old Hall Street, a 65,000 ft² multi-tenant commercial property in Liverpool.

We are also engaged in one of the largest residential projects in the UK – Square Gardens at First Street, Manchester, which will feature 2,224 apartment units along with various commercial retail and leisure spaces, including one of the city's largest outdoor areas connected to residential offerings.

Key Responsibilities

  • Providing preliminary cost assessments to support the evaluation of potential PBSA and residential projects.
  • Creating precise and detailed cost plans to establish project budgets.
  • Managing the project cost plan from inception through contract award to practical completion.
  • Ensuring that risks are identified and managed, with costs accurately reflecting the funding requirements.
  • Taking commercial responsibility for on-site projects, including cost reporting, value engineering, cash flow management, dispute resolution, cost control, and account management.
  • Overseeing the preparation of tender documents and managing relationships with contractors and suppliers.
  • Possessing knowledge of Construction Contracts, particularly JCT Design & Build contracts.
  • Negotiating and managing construction contracts, including retentions, bonds, warranties, and other contractual documents.
  • Finalizing accounts in accordance with board-approved levels.

Essential Qualifications

  • Preferably MRICS qualified with a minimum of 5 years of post-qualification experience.
  • Experience in the living sector is advantageous but not mandatory.
  • Proven ability to cultivate relationships and influence both internal and external stakeholders.
  • Willingness to travel throughout the UK with a valid driving license.
  • Self-driven with the capability to work independently as well as collaboratively within a team.
  • Demonstrated strong negotiation, influencing, and communication skills, with a readiness to engage and present in meetings at various levels.
