Block Manager Opportunity

Nexus ERP is seeking a skilled Block Manager to join our team. As a key member of our property management team, you will be responsible for delivering exceptional management services to a portfolio of residential and mixed-use buildings and estates.

Main Responsibilities:
  • Conduct property inspections and maintenance, ensuring compliance with regulatory requirements.
  • Manage finances, including budgets and client accounts, to ensure accurate and timely reporting.
  • Coordinate insurance policies, including building, directors, and officers insurance, to mitigate risk.
  • Organize and facilitate meetings, including EGMs, AGMs, directors, and residents meetings, to ensure effective communication and decision-making.
  • Provide exceptional customer service, responding to correspondence and administration tasks in a timely and professional manner.
  • Identify and address breaches of the lease, ensuring compliance with contractual obligations.
  • Manage contractors, ensuring high-quality workmanship and timely completion of projects.
  • Coordinate property sales, including assignment of the lease, to maximize returns and minimize risk.
  • Resolve complaints and issues promptly, ensuring customer satisfaction and loyalty.
Requirements:
  • Proven experience as a Block Manager, with a strong understanding of property management principles and practices.
  • Technical property management knowledge, preferably with ARLA or RICS certification.
  • Excellent problem-solving skills, with a high attention to detail and ability to work independently.
  • Strong leadership skills, with the ability to motivate and guide a team.
  • Understanding of lettings property management legislation, with the ability to apply this knowledge in a practical context.
  • Full UK driving license and use of own car, with a strong understanding of road safety and risk management.
