Block Manager Opportunity

Nexus ERP is seeking a skilled Block Manager to join our team. As a key member of our property management team, you will be responsible for delivering exceptional management services to a portfolio of residential and mixed-use buildings and estates.

Main Responsibilities:
  • Property Inspections and Maintenance: Conduct thorough inspections and provide detailed reports to ensure the upkeep of our properties.
  • Finance and Budgeting: Manage client accounts and create budgets to ensure efficient financial management.
  • Insurance and Risk Management: Oversee building, directors, and officers insurance to mitigate risks and ensure compliance.
  • Meetings and Communication: Facilitate EGMs, AGMs, directors, and residents meetings to ensure effective communication and decision-making.
  • Correspondence and Administration: Handle correspondence, contracts, and administrative tasks with precision and attention to detail.
  • Breaches of the Lease: Identify and address lease breaches to maintain a positive relationship with clients and leaseholders.
  • Contractor Management: Coordinate with contractors to ensure timely and cost-effective maintenance and repairs.

  • Complaints and Issues: Resolve complaints and issues promptly and professionally to maintain a high level of customer satisfaction.
Requirements:
  • Experience: Previous experience working as a Block Manager is essential.
  • Technical Knowledge: Technical property management knowledge, preferably with ARLA or RICS certification, is highly desirable.
  • Problem-Solving and Attention to Detail: A problem solver with high attention to detail is required to ensure accurate and efficient management.
  • Leadership and Motivation: Self-motivated team leaders with excellent communication skills are essential to drive results and motivate the team.
  • Legislative Knowledge: Understanding of lettings property management legislation is crucial to ensure compliance and best practices.
  • Driving License: A full UK driving license and use of a personal vehicle are required for frequent site visits.
