Block Manager Opportunity

Nexus ERP is seeking a skilled Block Manager to join our team. As a key member of our property management team, you will be responsible for delivering exceptional management services to a portfolio of residential and mixed-use buildings and estates.

Main Responsibilities:
  • Property Inspections and Maintenance: Conduct thorough inspections and provide detailed reports to ensure the upkeep of our properties.
  • Finance and Budgeting: Manage client accounts and budgets to ensure accurate financial reporting and compliance.
  • Insurance and Risk Management: Oversee building, directors, and officers insurance to mitigate risks and ensure compliance.
  • Meetings and Communication: Facilitate EGMs, AGMs, directors, and residents meetings to ensure effective communication and decision-making.
  • Correspondence and Administration: Manage correspondence and administrative tasks to ensure seamless day-to-day operations.
  • Breaches of the Lease: Identify and address breaches of the lease to maintain a positive relationship with clients and leaseholders.
  • Contractor Management: Oversee contractors to ensure timely and cost-effective completion of tasks.
  • Property Sales: Assist with property sales, including assignment of the lease.
  • Complaints and Issues: Resolve complaints and issues promptly to maintain a high level of customer satisfaction.
Requirements:
  • Experience: Previous experience working as a Block Manager is essential.
  • Technical Knowledge: Technical property management knowledge is preferred, with ARLA or RICS qualifications.
  • Problem-Solving Skills: A problem solver with high attention to detail is required.
  • Leadership Skills: Self-motivated team leaders with excellent communication skills.
  • Legislative Knowledge: Understanding of lettings property management legislation is essential.
  • Driving License: Full UK driving license and use of own car.
