About the Role

We are seeking an experienced Residential Development Manager to join our team at Abbatt Property Recruitment. As a key member of our property management team, you will be responsible for overseeing the day-to-day operations of our residential developments, ensuring that our properties are well-maintained and that our customers receive exceptional service.

Key Responsibilities
  • Service Charge Management: Manage a £7 million service charge budget, ensuring that all expenses are properly accounted for and that our customers receive value for money.
  • Development Management: Oversee the development of our 387-unit residential estate, ensuring that all aspects of the development are fully presentable, serviced, and properly maintained.
  • Customer Service: Act as the representative of our company towards customers, clients, and developers, ensuring that all areas of the development are fully presentable and serviced.
  • Team Management: Identify and deliver ongoing training needs to support your team, utilizing internal and external methods and support, and conduct frequent reviews with direct reports to ensure KPIs and SLAs are met.
  • Performance Management: Monitor and manage performance, setting guidelines, managing holiday and sickness absences, and organizing shift cover as required.
  • Cost Control: Effectively control costs and review expenditure and accounts, including assisting with setting service charges and presenting accounts together with preparation and presentation of bi-monthly financial summary reports.
  • Customer Complaints: Investigate and respond to customer complaints, up to Stage 1, and collaborate with the Regional Manager in Stage 2 complaints responses.
  • Health and Safety: Undertake required risk assessments, health and safety checks, and routine testing requirements, ensuring concerns are acted upon and completed within the given timeframe.
  • Contractor Management: Support with the monitoring and supervision of contractors, carrying out works on and around the development, raising works orders, and ensuring all orders are monitored and delivered within the designated time frame.
  • Site Inspections: Carry out regular inspection audits of the site and take/organize remedial action if and when required, ensuring the fabric of the building, both externally and internally, is maintained and serviced to a high standard.
Requirements
  • Essential: Previous people management experience of at least 2 years, a driver's license, and a Level 2 or ATPI qualification.
  • Desirable: Budget and service charge accounting experience, and a willingness to work towards a Level 2 or ATPI qualification.
