MMP Consultancy is seeking a qualified Building Surveyor to join our team, focusing on property management and maintenance. This role offers an interim contract with competitive daily rates.

Key Responsibilities:

Collaborate with the Area Repairs Manager to establish and enhance systems for the routine inspection of external and communal property areas. Identify needs for immediate repairs and scheduled maintenance, ensuring timely execution based on urgency and priority.

Work alongside colleagues in Housing services to foster a unified approach aimed at enhancing quality and customer satisfaction for residents.

Manage resource allocation within the Property Services Division to effectively address workload fluctuations.

Identify significant investment needs and communicate these to the Property Planning and Assets Team for proper integration into major works programmes.

Provide high-quality technical support to the team and oversee the local execution of the repairs contract, ensuring adherence to all contractual obligations.

Implement the Council's health and safety policies to protect residents, staff, and contractors, ensuring compliance with relevant legislation.

Offer expert guidance on health and safety regulations pertinent to the construction sector.

Contribute to strategic leadership within the Housing portfolio, collaborating with council members, services, partners, and stakeholders to achieve the council's objectives.

Ensure that all repairs within residents' homes meet high standards and are executed in accordance with the established contract.

Effectively manage complaints, striving for swift resolutions and ensuring that any defects leading to potential claims are thoroughly documented and rectified.

Process claims for works covered under the Council's insurance policy, ensuring all team members are informed of policy terms.

Conduct post-inspections of various property aspects, including:
- Building structure and fabric
- Resident in-dwelling repairs (both reactive and planned)
- Communal areas and grounds

Utilize Site Audit Pro or an approved equivalent for inspections, ensuring detailed documentation and photographic evidence of visits.

Generate site reports and share inspection details with residents within three working days, maintaining records on our central system.

Handle daily requests for contract and cost variations, ensuring compliance with Section 20 limits and providing clear explanations for any rejections.

Authorize contractor payments up to £1,500 per job, ensuring selected jobs undergo post-inspection processes.

Manage cancellation requests from contractors, providing comprehensive reasons for any refusals.

Conduct pre-inspections, confirming resident availability and addressing any health concerns prior to appointments.

After inspections, complete and upload Site Audit Pro documentation to SharePoint and update visit details accordingly.

Proactively monitor Orchard for orders related to insured perils, ensuring claims are logged and tracked effectively.

Maintain Section 20 documentation and insurance claims for both pre and post inspections.
