Job Description

We are seeking a highly organized and communicative Residential Property Coordinator to join our team at KMK Recruitment. As a key member of our property management team, you will be responsible for providing exceptional support to our clients and contractors.

Key Responsibilities:

  • Contractor Management: Coordinate and manage contractors to ensure swift resolution of issues and maintain a positive working relationship.
  • Reactive Job Reports: Provide weekly reports to the property team detailing job status and updates.
  • Residential Support: Assist the residential team with routine tasks, including:
    • Lease Administration: Input leases onto the system for new lets and renewals.
    • Tenancy Credit Referencing: Manage the tenancy credit referencing process.
    • Residential Exit Processes: Manage the post-tenancy checks, cleaning, and inventories, using deposit breakdowns and administration.
    • Vacant Unit Management: Manage vacant unit post and associated utility changes.
    • Data Management: Ensure property and compliance data is kept up to date on central systems, adhering to Data Protection guidelines.
    • Key Management: Manage the key process and access cards for agents, customers, and contractors.
    • Arrears and Account Queries: Assist the team with the collection of arrears and account queries as required.
    • General Administration: Perform daily administration tasks for the wider property team, including fielding calls, diary management, data entry, mail merges, and other tasks.

Requirements:

  • Experience: At least two years' experience running a busy property helpdesk and supporting residential property management.
  • Knowledge: Strong practical knowledge of the end-to-end letting process and associated legislations and best practices.
  • Skills: First-class communication skills, ability to build relationships at all levels, and a flexible working approach.
