Job Overview

An opportunity has arisen for a Facilities Maintenance Technician to become a vital part of our Trust Estates Team, contributing to the upkeep of various In-Patient facilities.

Key Responsibilities

  • Execute installation, upkeep, repair, and enhancement of the internal and external structures of the Trust's properties, which are part of Sussex Partnership NHS Foundation Trust.
  • Identify and troubleshoot issues within building structures, including fabric, finishes, fixtures, fittings, and drainage systems.
  • The Facilities Maintenance Technician will primarily focus on tasks aligned with their core skill set, while also receiving training to develop additional building craft skills, enhancing their versatility and proficiency.
  • Perform maintenance duties at all Trust locations, both under supervision and independently, as directed by the Estates Officer (Operations) or Team Leader - Estates Services. This includes routine building and engineering maintenance as well as minor repair tasks suitable to their training and experience.
  • Uphold high standards of workmanship, cleanliness, and health & safety protocols.
  • Support skilled tradespeople in completing new or repair projects.
  • Participate in an emergency on-call rota system, for which additional compensation is provided.
  • Be designated as a Competent Person in accordance with your skills, training, and experience.

About Our Organization

You will be part of a broader Estates team, reporting to the Estates Team Leaders, collaborating with a diverse range of trades, and mentoring apprentices in practical training skills.

Job Duties

Responsibilities include but are not limited to:

  • Conduct Planned Preventative Maintenance (PPM), repairs, minor enhancements, and new projects as required across the Trust.
  • Perform minor maintenance tasks related to heating and hot water systems, as well as Trust mechanical equipment, including tugs and trolleys.
  • Clean Trust light fixtures and replace bulbs/lamps as necessary.
  • Carry out meter readings and monitor deliveries of oil and other consumables in line with local procedures.
  • Complete log sheets, report forms, and test certificates to meet legislative and statutory requirements.
  • Execute planned maintenance tasks, including cleaning Trust drainage systems, gutters, and gullies, ensuring the serviceability of related drainage equipment.
  • Undertake minor brickwork repairs, plastering, ceramic and floor tile repairs, decorating tasks, insulation repairs, gutter maintenance, and boarding up of openings.
  • Perform minor carpentry maintenance and repair tasks.
  • Be prepared to work in potentially hazardous areas, adhering to permit-to-work systems, specific health and safety guidelines, and utilizing personal protective equipment (PPE).
  • Identify and rectify faults when possible, reporting any issues to Estates Management.
  • Monitor the Building Management System (BMS), addressing alarms and faults as necessary.
  • Ensure that materials and spare parts are used efficiently and economically.
  • Assist in the delivery of goods, ensuring safe storage and distribution to the appropriate departments.
  • Responsible for the collection and transportation of waste to the central storage facility.
  • Maintain the security of Trust buildings, which may involve setting or resetting intruder alarm systems.
  • Erect and dismantle tower scaffolding as required.
  • Safely operate and maintain all fixed and mobile tools, equipment, and workshop machinery.
  • Acquire additional skills as part of the ongoing development of the Facilities Maintenance Technician role.
  • Carry and respond to pager/mobile phone communications, including emergencies, while on duty.
  • Drive Estates Services department vehicles as needed.
  • Fully comply with procedures necessary for the efficient operation of the labor management system, including completing all job tickets and timesheets.
  • Ensure compliance with Health Technical Memoranda (HTMs), statutory regulations, current legislation, local codes of practice, and policies in all duties performed.
  • Participate in statutory and mandatory training as required.
