Real Estate Recruitment Ltd is seeking a highly motivated and experienced Commercial Director to lead the successful delivery of complex residential and mixed-use real estate development projects.

As the Commercial Director, you will play a pivotal role in driving project success from inception to completion. You will be responsible for managing all commercial aspects of projects, including internal and external teams, methodologies, procurement, budgets, and supporting the construction team.

Key Responsibilities:
  • Leadership & Mentorship: Provide leadership and guidance to your direct reports, ensuring they deliver exceptional results. Serve as an escalation point for complex issues and foster a collaborative working environment across project teams and the broader company.
  • Safety Champion: Adhere to and promote the Group's health and safety standards and Incident and Injury Free (IIF) policy. Conduct regular safety inspections, review audits, and provide feedback to the supply chain.
  • Product Development & Strategy: Assist in developing the Project Business Plan, finalize Product Control Documents, and oversee the selection, briefing, and appointment of design consultants. Manage commercial aspects of design development through meetings and workshops.
  • Project Management Excellence: Monitor the project master program, ensuring adherence to financial and delivery deadlines. Prepare design and construction estimates, help prepare and update project viability appraisals throughout the project lifecycle, and attend and chair progress meetings.
  • Construction Oversight: Monitor and review building programs with Project and Site Managers. Liaise with development and sales teams to ensure resource adequacy and optimize revenue generation. Ensure quality control and standards of build through inspections and adherence to Building Warranty requirements.
  • Financial Stewardship: Manage commercial aspects of multiple projects, including budgeting, cost control, and financial reporting. Conduct quantity surveying, cost estimation, and risk assessments. Collaborate on project forecasting and financial planning. Negotiate contracts and manage project budgets to meet financial goals. Establish and maintain strong relationships with stakeholders.
  • Stakeholder Engagement: Prepare regular progress reports and present updates as needed. Ensure funding covenants are met during project planning and execution stages.
