Linsco is currently seeking a Senior Quantity Surveyor for a distinguished client who is a top-tier residential developer.

The successful candidate will oversee all financial aspects related to new residential construction projects. Your primary objective will be to reduce project costs while maximizing value, ensuring that all required standards and quality benchmarks are met.


Key Responsibilities:


Maintain an updated record of current construction costs and rates, collaborating with the Senior Estimator to ensure accuracy.

Participate in specification meetings to confirm site-specific requirements and the latest applicable building regulations.

Attend pre-construction meetings to review construction drawings and establish build and sales strategies.

Prepare tender packages for all subcontract trades and distribute them in accordance with best commercial practices.

Evaluate received tenders and compile analysis sheets comparing tender levels with estimates and management plans.

Prepare and present tender summary sign-offs in accordance with established parameters.

Coordinate with the Material Buyer and Company Estimator to achieve necessary sign-offs.

Authorize all subcontract orders exceeding specified thresholds as outlined in best practices.

Issue subcontract orders in compliance with company policies and project timelines.

Attend and document all subcontract order adjudication meetings.

Generate reports on contract lettings versus estimates for each project as needed.

Collaborate with the construction department regarding subcontractor performance and compliance.

Manage complex consortium sites and attend relevant meetings.

Participate in project team meetings as required.

Ensure subcontract orders align with site schedules and adhere to company policies.

Regularly review the PPQA tick sheet with site management to facilitate subcontract payment processes.

Provide necessary forecasts and budget information to meet reporting requirements.

Attend monthly cost valuation meetings.

Control and report on post-contract cost movements for each development monthly, updating site-specific reports as necessary.

Review professional fee provisions and statutory service costs with the technical department.

Maintain a semi-annual site reserve list.

Issue Payment Withhold Notices in accordance with applicable laws when disputes arise.

Promptly inform management of any impending claims or legal actions related to subcontractor disputes.

Determine subcontract orders in accordance with standard employment terms and liaise with the construction department as needed.

Assist in the regular review of on-site materials and valuations.

Process all sales variation requests in accordance with company procedures.

Ensure accurate categorization of order amendments within the construction system.

Oversee the collection of retention against all subcontract orders per company policy.

Manage and certify retention releases upon project completion.

Finalize and agree on subcontract accounts within six months of project completion.

Maintain a final account schedule and completed development provisions.

Coordinate with the technical department to secure site adoptions and manage maintenance orders as required.

Conduct formal site closure procedures in accordance with company policy.

Notify management of any abnormal costs or circumstances that may significantly impact project finances.

Encourage Quantity Surveyors to proactively identify cost-saving opportunities on-site.

Mentor and develop junior surveyors, ensuring the effective operation of the surveying team.

Stay updated on legislative changes and participate in required training sessions.

Attend departmental meetings as necessary and address queries from site managers.

Maintain open communication with colleagues across regions and ensure all stakeholders are informed of key developments.


Essential Experience, Qualities, and Qualifications:

  • HNC / HND in Surveying or equivalent
  • Proven experience as a PQS / SQS / Commercial lead within a residential construction environment
  • Strong understanding of building regulations and legal obligations
  • Comprehensive knowledge of construction methods and materials
  • Excellent mathematical and IT skills
  • Ability to analyze and assess information effectively
  • Strong negotiation and networking abilities
  • Good understanding of budget management
  • Exceptional communication skills
  • Team-oriented with the ability to work under pressure
