We'd like you to join us as a Maintenance Officer at our service Kingly House in Hinckley.
Kingly House is a residential house in Leicestershire providing accommodation, rehabilitation and support for up to 17 adults. We're committed to helping every person we support feel safe, happy, empowered enabling them to live the best life possible.
**What you'll be working**:
- ** Full time/Permenant**:
- ** 37.5hrs per week**:
- ** Monday to Friday**
**MAIN JOB ACTIVITIES AND RESPONSIBILITIES**:
- To conduct Routine checks as per attached Estates checklists and the PPM books at the time periods required.
- To refurbish and redecorate areas of the service as requested. This will not involve major refurbishments or repositioning works.
- To ensure that the security features of the service are maintained, including perimeter fencing, lighting, CCTV and other features where fitted.
- To supervise all contractors entering and working on site. To authorise the completions of contractors’ work and file all day work sheets and copies of Risk Assessments and Method Statements.
- To ensure that all garden furniture is regularly inspected visually for safety, stored securely and if unsafe, withdrawn from use until repaired.
- To carry out basic repairs internally and externally as stated on the attached list.
- To carry out regular visual inspection of all plant, fixtures and fittings, reporting any concerns to the Service Manager for repair as necessary.
- To become and remain familiar with all building and utility services in the service, reporting faults when identified.
- To maintain accurate and accessible documentation and logs for all activities.
- To operate heating plant in accordance with instructions.
- To undertake duties in accordance with the service’s fire plan.
- To maintain the Red Fire folder of certificates and documents as per the current fire policy
- To maintain work and storage areas in a neat, tidy, safe and secure manner.
- To maintain an inventory of company tools and equipment.
- To procure, within the Service Manager’s approval, all goods, material and spares required for duties.
- To manage the maintenance budget and expenditure with the Service Manager.
- To receive deliveries of goods and ensure that they are moved safely and promptly to the correct storage area.
- To undertake the Gardening job description where no gardener or contractor is employed.
- To accompany visitors including contractors, Property Managers, Fire Officers, H&S Advisors.
