**Overview of Role**
A great opportunity has arisen within the diverse and inclusive workforce of the Places for London Asset Management team for a Principal Property Surveyor. You will contribute to the growth of the business and day-to-day running of the department; managing the Greater London Authority’s Land & Development portfolio which includes development areas in the Royal Docks, Thames Barrier Park, Greenwich Peninsula and Crystal Palace National Sports Centre. The role is wide ranging spanning traditional property/estate management matters to more strategic pieces influencing the future of the portfolio.

You will support the Senior Property Manager/Head of GLA Estates and will be contributing to various strategic projects to include developing and implementing a strategy for the Royal Docks and be responsible for managing a designated segment of the GLA portfolio with interface with GLA Senior Officers, GLA Development team, TfL Legal, TfL Procurement, our outsourced managing agents and various other stakeholders.

You will work closely with the GLA Finance team and the outsourced managing agent to ensure all income and expenditure is accounted for correctly for the portfolio. You will have key interaction with your peers as well as external stakeholders including legal advisors, building and facilities teams, property consultants and managing agents. The Income budget will be in the order of £5-10m per annum.

You will assist in the monitoring of Health & Safety compliance by tenants and consultants and act as the interface between tenants and other internal teams for the provision of property and estate management services. You will undertake and handle the negotiation and agreement of property transactions and supplier contracts.

**Key Accountabilities**
- To manage all estate and facilities management activities in the Royal Docks estate to deliver a high-quality well-maintained environment and facilitate any events and activities required to attract investors, occupiers and visitors.
- To lead on the development of a long-term GLAP estate management strategy for the Royal Docks by working with key stakeholders, landowners, and developers. This work will include a strategy for GLAP’s exit from key development sites; the long-term management of the water; encouraging and facilitating more coordination and collaboration between existing third party estate and asset managers, and contributing to stewardship models for large residential development sites.
- To lead on the management of Royal Docks property portfolio, ensuring assets are fit for purpose and that the portfolio is actively managed to maximise the financial performance, both in terms of capital receipts and rental income, whilst ensuring all statutory obligations are met.
- Provide strategic advice and practical assistance on physical development project financing structures, estate management issues and other related matters to the GLA Head of Development and Placemaking and Royal Docks team.
- Develop and lead the implementation of a financial and portfolio management strategy for the estate in order to maximise the overall return from Royal Docks investment and assets.
- Undertake and be accountable for the delivery of all day-to-day Property and Facilities Management services with support from our outsourced suppliers.
- Deliver professional services aligned to each property asset strategy including lease renewals, rent reviews, lease variations, dilapidation claims and other contractual and statutory processes for residential and commercial property
- Application of appropriate and timely property/estate management techniques, methodologies and processes, as agreed within TFL, GLA and legal protocol.
- To develop income generating opportunities from the estate and establish a long-term self-financing estate management strategy.
- Coordinate efficient estate management, ensuring cross over with development and infrastructure delivery and opportunities for intensified use of assets.
- Maintain legal records and information relating to the property portfolio to ensure clarity of ownership, condition and value.
- Responsible for working collaboratively with GLA colleagues to input and advise on their asset strategies and align team output. Work continually to maximise best value for income or expenditure.
