Payne Lettings is a distinguished property portfolio owner with a diverse range of residential, semi-commercial, and commercial properties across Newport, UK (Office in Swansea). As a private landlord committed to excellence, we prioritise exceptional property management and customer service to our tenants.
**Responsibilities**:
**Tenant Relations and Leasing**:
- Manage contract agreements, including drafting, reviewing, and renewing contracts, and handling rent collection and arrears.
- **Property Maintenance and Repairs**:
- Coordinate routine maintenance, repairs, and renovations across the property portfolio, ensuring timely completion and adherence to quality standards.
- Respond promptly to maintenance requests and emergency situations, coordinating with contractors and vendors as necessary.
- **Financial Management and Budgeting**:
- Manage the digital project management system and track expenses, and rent collection.
- Prepare financial reports, for each property, monitoring income and expenses.
- **Legal Compliance and Regulatory Affairs**:
- Stay informed about relevant landlord-tenant laws, housing regulations, and industry best practices, ensuring compliance across all properties.
- **Property Marketing and Vacancy Management**:
- Advertise new properties to let
- Help conduct property showings, manage advertising efforts, and negotiate lease agreements to maximise occupancy rates.
- **Tenant Satisfaction and Customer Service**:
- Provide exceptional customer service to tenants, addressing inquiries, concerns, and maintenance issues promptly and professionally.
- Build positive relationships with tenants to enhance satisfaction and retention rates.
- **Portfolio Growth and Expansion**:
- Identify opportunities for portfolio growth, such as attending viewings for new property acquisitions or undertake research into new acquisitions or markets.
- Conduct market research and analysis to assess investment opportunities and potential risks.
**Skills**:
- Proven experience in property lettings and management
- Proficiency in office administration tasks
- Familiarity with Property Management Software. ( Experience with Landlord Vision is a bonus)
- Proactiveness
- Experience with Microsoft Excel and Word
- Excellent phone etiquette and written communication abilities
Pay: £23,000.00-£27,000.00 per year
