Our Building Services team are looking for an Mechanical Estates Officer to join the team at Walsall Manor hospital.

You’ll:

- Assist senior management and work colleagues in the effective management of the New Build and Retained Estate areas, ensuring all mechanical elements are maintained to the highest standards.
- Engage and supervise maintenance contracts and all works in connection with Mechanical Services including working alongside the Mechanical Supervisor and mechanical delivery teams, comprising of Technicians, Trade Staff and Contractors, ensuring that the team undertakes all Statutory and Mandatory, Good Practice and Reactive Maintenance within the contractual / key performance indicator targets.
- Bring non-conformities or exceptions to the attention of senior management, in a timely manner, identifying suitable mitigation measures and where appropriate identify issues for inclusion in the departmental risk register.
- Be willing to undertake the roles of Authorised / Responsible Person, for relevant mechanical / estates / water disciplines, as required across the site structure and in-line with contractual delivery standards.
- Be part of the on call rosta system.
- Manage and co-ordinate shutdowns for maintenance, refurbishment, and new build / lifecycle projects, liaising with a wide range of professionals including Key Clients / appointed Stakeholders, Medical and Departmental staff; ensuring concurrent works around the site do not give rise to conflicts or unsafe conditions and meet planned completion dates and required standards.
- Assist with the upkeep of the Operating & Maintenance Manual Library, managing all necessary information for compliance, quality, and accuracy purposes.
- Management of the Computer Aided Facilities Management (CAFM - Concept) System. Establishing a strategy to identify estate asset compliance, encompassing buildings, plant and machinery, equipment, and services. Collating all information to determine/aid an appropriate maintenance regime for the reduction in breakdown and economic lifecycle programs.
- Provision of reports to determine the requirements of PPM levels, using a high level of analytical and judgemental skills, requiring specialist knowledge of a range of activities and knowledge of all contract trades.
- Organisation of information as a systematic development, relating to the estate and all assets to establish a working plan of in house and external maintenance regimes and/or lifecycle planning. Planning schedules for periodic testing and maintenance of the buildings and associated assets.
- Research and incorporate changes in working requirements and developing innovative operational practices to establish fit-for-purpose and more cost-effective working principles, promoting sustainability.
- Work within wider team structures for general support / planned / reactive leave periods, both within mechanical and non-mechanical functions.
- To comply with all relevant legislation and Health and Safety standards, guidance notes, British or European Standards, Health and Technical Memorandums for any works undertaken in post. This will necessitate maintaining up to date and appropriate personal training / legislative / contractual skill levels (including off-site external organisations, as required).
- To actively participate in compliance matters / meeting with key stakeholders, as required.
- We’re looking for:
Previous experience in a mechanical maintenance role with relevant experience on steam systems.
- Previous experience working on and with Wet systems having a good understanding of the requirements associated with open loop and closed loop systems.
- Previous experience with reverse osmosis plant
- Previous experience of working within a hospital environment (desirable).
- Technical knowledge across the Mechanical discipline and to act as an AP in technical areas.
- Evidence of forming and maintaining good stakeholder relationships.
- Be able to work within a team and provide support where required.
- Be computer literate.
- Knowledge of CAFM/BEMS
