Our Building Services team are looking for a Mechanical Supervisor to join the team at one of our projects within Walsall Manor Hospital.

The purpose of the role will be


To efficiently and effectively undertake the direction and supervision of staff within the Estates Department engaged on the operation, maintenance and development of the health care estate.

This will include supervision of work as part of a planned maintenance and inspection programme, providing an ad-hoc and breakdown service via a customer help desk arrangement and supporting an out of hour's emergency service.


The work of the department particularly for the engineering discipline will be across all building services, specialist services relating to medical buildings and a wide range of equipment including some medical equipment.

To undertake all mechanical works where necessary.

Supervise installation type work as part of new or refurbishment projects or plant replacement programmes.

Provide assistance to the Estates Officers on aspects of estate management.


Provide as part of an on-call team a return to work service for work classed as requiring urgent action as per local agreement.

You'll:

  • The supervision of mechanical staff directly appointed to the post holder as part of a maintenance team and other staff that may be seconded to the team as part of the normal or emergency work programme.
  • The technical supervision of the maintenance and repair of the complete range of mechanical engineering services associated with the Health Care estate.
  • To provide technical and resources support to a range of skilled staff engaged to undertake correctly and to a high standard the work associated with PPM, the ad hoc work and Category D work (Capital Schemes and Revenue projects) and in supporting Estates Officers in this range of work activities. Ensure Line Manager is kept aware of work issues as required and reports submitted as requested.
  • To ensure that the KPI information is correctly collated and submitted in support of the monitoring of key performance standards used in the department.
  • Follow engineering and building drawings and specifications.
  • Determine what spares, components or supplies are needed in order to satisfactorily undertake and complete the work associated with repair, routine servicing or new installations. Requisition the spares ensuring that purchase procedures are in accordance with Skanska policies and department requirements.
  • Complete all record sheets and paperwork associated with routine duties accurately and in good time.
  • Make good and full use of the FM Management System
  • Concept Evolution in undertaking the job role.
  • Assist in providing training to other engaged on estates work.
  • Carry out work in a flexible manner ie undertaking a range of work not of the core trade or skill.
  • To undertake work on equipment or services or both where a special and higher level of skill is required above that of craft grade.
  • Undertake audits and investigations associated with the departments activities.
  • To take responsibility for the ongoing maintenance of the COSHH Register for the Mechanical Section of Operational Estates.
  • To directly support and encourage the practice of good health and safety procedures within the department.
  • Ensure all trades staff are provided with information, training and advice with regard to Health and Safety legislation and guidance relating to their work.
  • Ensure all trades staff have appropriate tools and PPE and these are checked annually for condition.
  • Responsible for completing job/work details accurately and in good time either electronically or by hand. Issuing work dockets etc. ensuring that priorities are addressed appropriately.
  • Responsible for planning own work when given a range of work to do that necessitates some forward planning and where this involves other staff, ensure that the planning and work detailing achieves efficiency in the use of labour, where this is necessary provide costs to the Estates Officers.
  • Responsible for ensuring appropriate access arrangements are made for work to be undertaken and that any disconnection or break in service is prearranged as appropriate.
  • To undertake all work in accordance with H&S practices and to ensure that direction is given to staff under your control to work safely, risk assessments and method statements are in place and necessary arrangements are made for the execution of the work in hand.
