Main function of job:

- The job holder will be responsible for the profitability of the Sales Department and its development, providing professional estate agent expertise and advice to vendors and purchasers, managing staff effectively and professionally at all times. Ensuring the brand and marketing of Venture Residential is of the highest standard and that way to improve are constantly being identified.

Ensuring that the office is run efficiently, the whole team are managing their time effectively and working proactively at all times.

In addition to these functions, employees are required to carry out such other duties as may reasonably be required.

General

The Job Holder will:

- Maintain and develop relationships with clients, potential purchasers, and estate agents
- Canvassing on a daily basis
- Achieve targets as set by the company
- Proactively manage property listings and offers to achieve the best possible sale price
- Maintain Records on Internal Data base
- Day-to-day management of buyers
- Arranging viewings and gathering feedback
- Up-selling the companies’ additional services is absolutely essential and are paired with great financial rewards
- Proactively seek opportunities to refer work to the company
- Promote and encourage use of ancillary services
- Presenting and accepting offers
- Maintain accurate knowledge of each of your properties
- Deliver a Customer Experience that goes above and beyond Expectation
- Handle incoming offers on property instructions
- Understand the local market trends, property values and awareness of competition
- Ensure online property descriptions and photographs show the property in best light

Financial
- ensuring financial information provided by the Directors is used to the benefit of the business at all times
- ensuring Money Laundering (ML) legislation is adhered to - conducting Money Laundering checks and flagging up anything of concern to Anti-money Laundering Officers according to ML Procedures.
- managing costs, ensuring that cost base is at 50/50 (between income and expenditure) and constantly identifying cost savings.
- ensuring the processing of payments to vendors meets current financial Regulations and is adhered to at all times.
- ensuring the chasing of arrears is carried out professionally and within the law, and that vendors are updated professionally.
- ensuring potential new business is managed professionally by the Directors and supporting them in the achievement of their targets.

- hold a full valid driving licence.

Knowledge, skills, experience and aptitude required:

- the job holder must have excellent communication skills, a professional manner and the ability to be assertive when necessary
- the job holder must have high levels of numeracy, accuracy and attention to detail

- Motivation to succeed

Pay: £17,995.00-£18,250.00 per year
