A Building Surveyor is required to undertake building surveys, inspections and audits of land and property assets, as required to satisfy the Council’s statutory duties and obligations and in support of general and strategic asset management and development objectives, and preparing relevant reports etc. There is an element of travel associated with this post; applicants must be prepared to satisfy this requirement by use of their own transport so a driving licence is a specific requirement. Some home and agile working will be required from time to time.

Key responsibilities:

- Undertake and carry out the duties and responsibilities of lead consultant in a project management capacity to successfully deliver a range of reactive and planned capital maintenance works, alteration and refurbishment schemes and demolitions in support of strategic developments or other related commissions using internal and external resources.
- When required, undertake, and carry out the duties and responsibilities of Client, Principal Designer and Designer in accordance with requirements of CDM (Construction Design & Management) Regulations: 2015.
- Engage the in-house minor works and repairs and maintenance teams and external contractors as necessary to deliver required construction and demolition works and projects.
- Undertake building surveys, inspections and audits of land and property assets, as required to satisfy the Council’s statutory duties and obligations and in support of general and strategic asset management and development objectives, and preparing relevant reports etc.
- Develop project briefs in conjunction with internal and external clients and stakeholders.
- Undertake feasibility work and prepare reports.
- Manage multi-disciplinary project reams. Procurement and management of external consultants.

**Qualifications**:

- Degree or equivalent qualification in Building Surveying or Construction.

**Experience**:

- Experience of taking a lead role in a project management capacity and managing multi-disciplinary project teams.
- Experience in carrying out various CDM duty holder roles.
- Experience in carrying out a range of building surveys, inspections and audits for various purposes and preparing associated reports.
- Experience of developing project briefs in conjunction with clients and stakeholders.
- Experience of carrying out feasibility work and preparing reports.
- Experience in carrying out construction design work including preparing detailed Auto-CAD drawings, specifications and schedules of work etc.
- Experience in the procurement of construction works including preparation of tender documentation.
- Experience in construction contract administration and experience in preparing, serving and settling dilapidations claims.

**Knowledge**:

- A sound knowledge of building construction and works.
- A sound knowledge of building defects along with the ability to identify or diagnose the causes of defects and recommend appropriate repair and remedial works.
- A good working knowledge of landlord and tenant legislation.

**Skills & Abilities**:

- Skills and ability to use Auto-Cad drawing software.
- Excellent customer care skills.
- Good negotiating skills.
- Good written and verbal communication skills.
- Good time management skills with the ability to work to often tight and competing deadlines.
- Good self-management skills with the ability and confidence to make reasoned decisions.
- Good inter-personal skills and ability to integrate and develop good relationships within a team.
- Prepared to travel to undertake the requirement of the post. Full UK driving licence and own vehicle.
- Strong IT skills including Microsoft packages or equivalent (e.g. G Suite).
