Joining the Property department as the sole Location Planner, you will have full ownership of the location aspects of the business strategy for the evolving UK & Ireland Retail Estate
The property department sits within our Retail office support function where we are proud of our fun and open culture.We work collaboratively along side each other with a shared purpose to ensure we deliver the best support to the Retail estate, whichhas over 300 stores across UK&I.
We enjoy and embrace hybrid ways of working and come together approximately twice a month at our Luton head office for team meetings and of course a chance to socialise and connect in person.Due to the nature of the role you will need to be field basedfrom time to time, but rest assured the majority of the time you can work from elsewhere, be that the comfort of your home or supporting your local coffee shop
**ABOUT THE JOB**
- As a member of the Estates team, you will have sole responsibility for owning and maintaining the Portfolio Plan, Network Plan and associated IT systems for the existing and evolving estate, ensuring the right stores in the right location. You will be inputtinginto the strategic business projects that require locational/spatial aspects to be considered, using analytical techniques to present data to stakeholders and the Board of Directors making recommendations as appropriate.
- You will collaborate with Estates, Property, Finance and Retail Teams to understand business needs, collating data for detailed analysis. By having an in-depth understanding of the factors influencing location, format and sales, you will engage with theCustomer Insight team to provide any local understanding of stores, competition and catchments to support with strategic decision making.
- Responsibility for assisting in the delivery of projects providing detailed analysis and recommendations on new acquisitions, consolidations, closures, formats, relocations, size requirements, capex investment and sales potential. Importantly, you willcomplete Post Investment Reviews (PIRs) for all investment activity so future investments are properly reviewed and Capex is invested effectively.
- You will maintain an on-going awareness of growth of alternative distribution channels and understand the impact on the Retail Estate. You will also monitor competitors’ developments, advise on implications and provide recommendations where necessary.
- Being an analytical role, you will also have lead responsibility for updating, maintaining and delivering critical data schedules and reports for the Property Team, so a superior knowledge of IT systems, particularly Excel is crucial for the role.
**ABOUT YOU**
- Relevant experience in Location Planning or similar roles is essential.
- Superior IT skills having advanced knowledge in Microsoft Excel, GIS Mapping systems and reporting software.
- Excellent communication skills, both verbal and written, in order to influence, engage and negotiate internally and at TUI UK & Ireland Board level.
- A dedicated, structured and detail-oriented individual with an analytical way of working.
- A flexible, focused and objective team player with the ability to use their own initiative to drive activity through to completion, working under pressure whilst managing a busy, wide and varied caseload in a timely manner.
- Excellent planning and organisational skills with the ability to multi-task and prioritise will be essential.
- A background in commercial retail property is required.
