**Responsibilities**:
Pre-construction:

- Tracking of design programme to ensure milestones and key dates are achieved from all parties
- Constant checking and tracking of MMC milestones to ensure all parties are aware of requirements to avoid delays/missed dates.
- Overview auditing of all documentation to ensure that design, specifications, contracts, and drawings are as per brief
- Ensuring the pre-construction tracker documents are continuously updated and actions completed by relevant project team members.
- Assisting with closing out of building control actions with relevant consultants and internal personnel
- Assisting with all consultant appointments including requesting fee quotes from all consultants.
- Assisting with tracking the variations through the commercial team to ensure all commercial items are correctly picked up
- Close liaison with Document Controller to ensure correct distribution of information internally and externally
- General design coordination to update design and contract pre and during build.
- Arranging of required surveys at pre-construction stage
- Assisting with Citems including co-ordination of required input from various consultants/design team
- Attendance at various meetings with project team including taking minutes where needed.
- Undertaking technical reviews of design information.
- Communication with the CDM/Principal Designer to ensure the H&S documentation has commenced and managed in accordance with the project requirements and format
Handover Check List & Soft landings:
Handover Check List
- Gain a full understanding of the DfE Handover Checklist document & requirements
- Report monthly of the status of the document / programme / actions
- O&M - assist in management of the collation in line with the client/end user agreed format
- Working closely with Document Controller to ensure the As-Builts are produced and provided in a timely manner.
- Co-ordination / Collation of all consultant responsibilities of the Handover Checklist (Building User guide, BRUKL, EPC, Access & Maintenance strategy, Asset Register etc.)
- Collation of commissioning documents and ensure they are logged/signed/issued accordingly
- Undertaking regular meetings with key members of the project team to ensure the Handover Checklist is being completed on time to programme
- Ensure the client TA team are undertaking a review of the issued information and approving in a timely manner
- Ensure key areas such as IT integration/MPAN numbers for utilities are understood and process agreed by all relevant parties.
- Key schedules to be agreed and developed with end user.
- Assist with Certification that has to be issued to Building Control.
Soft-landings
- Ensure the clients requirements for the end user/use of building is considered at the outset of design
- Arrange early meetings with the end user and FM to allow eco to brief the building services strategy to allow full understanding at the outset
- Engagement with school/end user/estates team to ensure there is a full understanding of the requirements for handover. This considers IT/commissioning/ maintenance strategy
- Assisting Eco team with ensuring Planning Conditions are closed out where required.
- Assisting Eco team with ensuring BREEAM items are closed out where required - chasing and co-ordination of relevant parties.
- Arrange monthly end user site visits / walk rounds for familiarisation
- Arranging of required training for end user at handover/end of commissioning
- Be the point of contact for the end user for any issues post completion/handover for the first 3 months until transitioned to customer care team
- Assist end user in understanding and signing up the required maintenance requirements
- Arranging Lessons Learnt meetings for each project.
- Arranging of Seasonal Commissioning if/where required.
- Act as client advocate whilst Defects/Snagging items are closed out.
- Re-engage at 12 months making good of defects to explain the process and act as Client advocate through the closing out process
- Obtain feedback from the end user at H/O and at 12 months

Required Qualifications:
Essential: Revit and AutoCad
Project Management Qualification or evidenced experience
Desirable:
Asta
Project management qualification
Degree or equivalent educated
Essential:

- Experience of working in a construction preferably Modular
- Knowledge of all Microsoft Office Applications Revit and Autocad
- Proven track record of successful project management
- Design experience and working in design or pre-construction environment
