**Job Role**
This is a full-time role, working as part of a team responsible for the operation of an effective and efficient responsive maintenance and void property service. You will be responsible for managing Soha’s damp and mould cases, carrying out inspections in empty and tenanted properties diagnosing damp and mould issues and overseeing any remedial work required. You will also provide technical advice to colleagues and deal with tenant enquiries and complaints regarding damp and mould in Soha homes.
**Key Duties**
1. Reporting into the Head of Repairs and Estate Services, the post holder will provide technical advice and guidance to colleagues and customers in respect of the diagnosis and remediation of damp and mould issues in Soha homes.
2. Play a key part in the delivery of a dedicated damp and mould service, ensuring any issues are identified and remedied quickly, effectively and to our residents satisfaction.
3. Carry out proactive and preventative damp and mould inspections and produce technical written reports evidencing the cause of the problem and detailing recommendations for remedying any issues identified.
4. Follow prescribed workflows and produce an audit trail and electronic record of all damp and mould inspections and work completed from initial report to full remediation, including any necessary post inspections.
5. Provide specialist advice to tenants on the causes of damp and mould and how it can be prevented or eradicated.
6. Support and monitor contractor’s delivery of damp and mould solutions to ensure jobs are completed on time, to the required standard and within budget.
7. Liaise with contractors to agree works including any variations, raise orders, monitor workmanship, carry out pre and post work inspections and process invoices.
8. Prepare detailed specifications where necessary and tender repair work if required.
9. Provide technical support and advice to colleagues.
**What you will need**:
ONC or equivalent in building surveying or similar.
Have a suitable professional qualification such as Certificated Surveyor of Dampness in Buildings' (CSDB) or be working towards a qualification which must be achieved within one year.
Previous Damp & Mould Surveying experience incl. HHSRS knowledge, ideally for a social housing provider.
Experience of diagnosing the full range of damp and mould issues and producing detailed written reports evidencing the cause of the problem and detailing any recommendations.A sound technical knowledge of building construction.
Excellent communication and interpersonal skills.Ability to take ownership of tasks and work autonomously, accurately and flexibly.
Commitment to delivering focussed customer service and an enthusiastic and positive approach.
Good IT skills.
Ability to work flexibly, occasional out of normal office hours.Full driving licence and access to a suitable vehicle.
