**About Sage Homes**

Sage Homes is an innovative Blackstone and Regis business addressing the housing crisis in England by making good homes affordable for people across the country who need them.

Since 2017 we have delivered around 12,000 new homes across affordable rent, shared ownership and social rent for individuals and families. In 2021 Sage Homes became the largest provider of new affordable housing in England, and by 2030 we have committed to deliver 30,000 high-quality affordable homes across the country.

We have invested more than £3 billion into high-quality affordable housing. Our entrepreneurial spirit combined with our technical expertise has got us to where we are today and will enable future sustainable growth.

**About the role**:
With all the new homes being added to our portfolio, we need to ensure that at the point of handover, a resident is ready to move into their new home. This requires meticulous preparation beforehand which will include liaising with our Project Managers and our local authority partners. Therefore, we are looking for an experienced Nominations & Allocations Officer who demonstrates strong organisational skills and who can accurately record information.

**Key duties include**:

- To be the first point of contact for the Local Authorities to provide them with information about upcoming deliveries
- To liaise with Project Managers to ensure that new build handover information is up to date and accurate so that rented homes can be let in a timely and compliant way
- To have excellent attention to detail when requesting nominations either via nomination forms or on councils Choice Based Lettings systems
- To provide input to local lettings plans for all new development to ensure the creation of sustainable communities.
- To request nominations 4-8 weeks before handover and to process nominations/shortlisting of CBL applicants. To identify suitable applicants for our rented homes
- To promptly and accurately ensure that all nominations are processed and inputted into CRM within 24 hours
- Ensure that applicant data is accurately and securely recorded to ensure successful transfer of information to set up the tenancies
- To monitor all properties on Notice to ensure that void turnaround times for vacant properties are kept to a minimum.
- To monitor and record re-let properties, liaising with internal teams regarding status of works and ensuring the process is efficiently managed
- To update CBL systems/council with tenancy start dates of successful applicants
- To complete monthly/quarter returns for councils
- Ensure the delivery of an excellent customer service to both prospective and existing customers during the allocations and housing options processes
- To provide applicants with housing advice. This includes receiving the 4 weeks' notice and setting the expectations for the outgoing resident (leaving the property clean and clear, providing gas/electric details, returning all keys etc)
- To support our drive to provide services digitally using modern technologies, by continuously identifying ways to improve and automate our processes.

**About you**
- Experience of working within a lettings team and familiar with all the different methods of requesting nominations with the Local Authorities
- Strong organisational skills
- Ability to adapt and deal with a very fast paced environment
- Able to multitask in a busy workplace

We are committed to ensuring you have the best career here at Sage. As well as regular support and guidance from your manager you can expect to receive a variety of learning and development opportunities to support you as you grow within our business.
