**This position is initially part-time, with the potential for advancement to a full-time role based on performance and company needs**

**1.Property Maintenance and Repairs**:

- Coordinate and oversee all repairs, maintenance, and servicing activities for rental properties, including plumbing, electrical, and general maintenance tasks.
- Respond promptly to maintenance requests from tenants, landlords, and management staff, ensuring timely resolution of issues to maintain tenant satisfaction and property value.
- Conduct regular inspections of rental units to identify maintenance needs, safety hazards, and opportunities for improvement.
- Arrange for and supervise repairs performed by external contractors, ensuring quality workmanship and adherence to budgetary constraints.
- Maintain accurate records of maintenance activities, including work orders, invoices, and warranty information.

**2. Project Management**:

- Plan, schedule, and oversee renovation and improvement projects for rental properties, including kitchen and bathroom upgrades, flooring replacements, and cosmetic enhancements.
- Collaborate with landlords, property owners, and contractors to define project scope, timelines, and budgetary requirements.
- Obtain necessary permits and approvals for construction projects, ensuring compliance with building codes and regulations.
- Monitor project progress, budget, and quality of workmanship, addressing any issues or delays as they arise.
- Communicate regularly with landlords to provide updates on project status, solicit feedback, and ensure alignment with their expectations.

**3.Tenant & Landlord Communication and Satisfaction**:

- Serve as the primary point of contact for tenants regarding maintenance issues and repair requests, providing timely and courteous assistance.
- Communicate proactively with tenants to inform them of scheduled maintenance activities, renovations, and any disruptions to their living environment.
- Address tenant concerns and complaints regarding property maintenance promptly and effectively, striving to resolve issues to their satisfaction.
- Conduct periodic surveys or feedback sessions to gauge tenant satisfaction with property maintenance services and identify areas for improvement.

**4.Qualifications**:

- Proven experience in property maintenance, repairs, and project management, preferably in the real estate or property management industry.
- Strong technical knowledge of building systems and maintenance procedures, including plumbing, electrical, and general carpentry.
- Excellent project management skills, with the ability to plan, coordinate, and execute multiple projects concurrently.
- Effective communication and interpersonal skills, with the ability to interact professionally with tenants, landlords and contractors.
- Proficiency in budgeting, cost estimation, and financial analysis.
