**Senior Case Handler**

Our client based in Bromley is seeking a Senior Case Handler to carry out legal investigations on the Title of the property relating to each case, to identify any issues which may prevent them being good and marketable. To address and deal with any issueswhich arise and report any issues to the client for further instructions, whilst also offering a recommendation on how best to proceed. The end goal being to check as many Titles as possible per day, ensuring that all cases are dealt with as expeditiouslyas possible and with the SLA period wherever possible and that good customer service is provided at all times.

The successful will need to:

- Understand and be fully knowledgeable of the remortgage process.
- Understand the difference between tenures and how to deal with them.
- Understand the principles of Transfer of Equity and how to deal with them.
- Ensure that all documents, including the Transfer of Equity packs, are prepared and sent out within the time limits imposed under the service level agreement.
- Ensure that all the necessary documentation is in place regarding transfers of outgoing parties, in line with the requirements imposed by the client lender, and in particular regarding obtaining independent legal advice.
- Checking and identifying the relevant clauses in a Lease.
- Be able to check an Official Copy and plan and be able to identify and address any issues.
- Be able to request, interpret and deal with Provisional and Final Redemption Statements.
- Ensure customers are aware of any shortfalls and Early Repayment Charges and in the event of a shortfall obtain a source of funding.
- Understand mortgage offers and be able to identify and advise on any relevant conditions.
- Understand the implications of occupiers of a property and how to deal with them.
- Carry out Land Registry searches and deal with any issues which may arise.
- Be able to check a legal Title and deal with any queries and/or discrepancies.
- Be able to deal with Restrictions and Unilateral Notices.
- Understand and be able to competently deal with Deeds of Postponements, ensuring that the fee is paid up front.
- Be able to calculate and advise customers in relation to Stamp Duty.
- Be able to deal with more complex matters.
- Know how to request an OS1 and deal with it when received. When obtaining priority searches ensure that the relevant date from the last office copy is provided and the priority is given against the correct lender as a charge and no subsequent entries shown.
- Take EPDQ payments, as required.
- All cases should be dealt with pro-actively and all aspects should be progressed at the soonest possible time.
- Accurate data entry in accordance with prescribed file management procedures.
- Deal with queries from Technicians.
- Deal with queries from Case Handlers.
- Assist with the training of more junior members of staff.
- The requirements of each client and their requirements under the CML handbook should be understood and adhered to at all times.
- Be confident and competent when dealing with clients, The Land Registry, brokers clients and customers.
- To achieve your objectives you will be provided with a suite of weekly and daily reports. You are expected to review these on receipt and take action that is necessary and appropriate bearing in mind the report content.
