**Overview**

Managing a number of properties (HMOs) within the Coventry area that are used by the Local Authority as temporary accommodation for single female/male homeless people.

You will be engaging with individuals with complex needs, and at time challenging behaviour and you will need to be able to work with mínimal supervision.

**Responsibilities and Duties**

**The role is split into 2 parts and will involve**:
Property Management
- Ensuring the properties are safe, secure and clean.
- Proactively identify and resolve all property related issues efficiently, where applicable in conjunction with the maintenance and/or cleaning teams.
- Identify minor repairs and periodic maintenance issues where appropriate.
- Undertake daily visits - we would expect all properties to be visited regularly
- Performing all necessary functions to manage check
- ins and check
- outs including preparing accommodation for occupation in accordance with prescribed timescales.
- Inventory management - ensuring that we manage our supplies of bedding, linen, towels, crockery and cutlery.
- Monitoring of CCTV systems.
- Logging issues and incidents in accordance with standard procedures.
- Periodic reporting of necessary Performance Indicators as required.
- Assisting with inspections and caretaking of other buildings as and when required

Resident Support
- Ensure “house rules” are adhered to by tenants on a day-to-day basis.
- Ensuring tenants are safe, logging and reporting issues that arise.
- Dealing with day-to-day enquiries from tenants and sign posting accordingly.
- Proactively engage with the local Council if there are more serious concerns regarding a particular tenant.
- Ensuring all relevant information is up to date and filed properly on our internal system so we all have it to hand when we need it.
- Work in collaboration with Team Leaders/Operations Manager's and partners to identify which service-users are most in need of additional support around ongoing accommodation.
- In addition to the above, the role may involve other tasks and activities that reasonably relate to managing the properties and supporting the resident.

Hours of work: 9.30am to 6.00pm Monday to Friday
