**Commission**: 2.5% of the sourcing and project management fee for every deal secured.

We are looking for a motivated and experienced Property Sourcing Specialist to join our team and help us source and secure the best property deals in the North East.

**Responsibilities**:

- **Deal Sourcing**: Identify and evaluate potential HMO properties and commercial to residential conversion opportunities.
- **Market Analysis**: Conduct thorough market research to understand current trends, property values, and investment potential in the North East.
- **Property Evaluation**: Assess the viability of properties based on location, condition, price, and potential for conversion into HMOs or other profitable uses.
- **Negotiation**: Negotiate property deals to secure the best possible prices and terms.
- **Proposition Documentation**: Prepare detailed proposition documents for each property, including financial projections, investment analysis, and renovation plans.
- **Collaboration**: Work closely with the project management and construction teams to ensure seamless transition from acquisition to development.
- **Networking**: Build and maintain relationships with local estate agents, property sourcers, and other industry professionals to access off-market deals and exclusive opportunities.
- **Reporting**: Produce regular reports on acquisition activities, market trends, and deal outcomes.

**Requirements**:

- Proven experience in property acquisitions, estate agency sales, or a related field.
- Strong local knowledge of the North East property market.
- Excellent negotiation and communication skills.
- Ability to analyse property deals and prepare detailed investment propositions.
- Self-motivated with a proactive approach to sourcing and securing property deals.
- Detail-oriented with strong analytical skills.
- Understanding of HMO properties and investment strategies is a plus.
- Ability to work independently and as part of a team.
