**Location**: Carlisle (Regular UK wide required travel expenses and accommodation covered)

**Hours**: Monday to Friday, 9am - 5.30pm, or as demanded by specific projects.

**DESCRIPTION**

Rand Associates are a Building and Quantity Surveying organisation operating across the UK, and have a Head Office in Reigate, Surrey.

We are a chartered building consultancy who work primarily with the social housing sector and always aim to deliver a high-quality product within given timescales.
- A recent graduate from a building surveying or construction related degree discipline looking to gain valuable experience within the industry.

You would report into the building surveying department at our Wirral office (Remotely) and would be expected to support our core business of conducting stock condition surveys.

It is envisaged that the role would progress to include the completion of energy performance certificates. We also carry out damp inspections and void property surveys.

A stock condition survey consists of the following tasks:
1. Working through a list of properties or assets by calling at them, arranging appointments ahead of schedule and/or attending pre arranged appointments. Diary management including using outlook and/or booking apps to arrange future appointments.

2. Conducting an elemental condition assessments that expresses the overall condition of main components, suggesting renewal dates, providing evidence through photographs and commentary.

3. Highlighting any immediate health and safety, damp/mould, defects, safeguarding and/or other issues where applicable.

4. Using data collection software to collect stock condition data on an iPad.

5. Communicating effectively on survey progress with office based staff.

**DUTIES AND RESPONSIBILITIES**

**FUNCTIONAL**

1. To work with Rand Associates building surveying department to deliver a high-quality performance within scheduled timescales.
2. To assist other staff within the Building Surveying Department or wider organisation as required.
3. To conduct site visits as required across the UK, primarily to help gather information on the condition of clients’ properties.
4. To use bespoke industry-specific software, or other systems as required by our clients.
5. To use Microsoft Office software, such as Outlook and Excel to fulfil the commitments of the role.
6. To undergo training to satisfy the requirements of the role, including attendance at staff development days, and external training courses.
7. To be adaptable and flexible, assisting other departments within Rand Associates when required.
9. To follow Rand Associates’ Codes of Conduct.

**CORPORATE**

2. To present a positive image of Rand Associates to clients and other parties.
3. To build on Rand Associates ethos of a customer care-based approach.

**KEY REQUIREMENTS**

1. A qualification at BSc level or above in Building Surveying or a related discipline (either achieved or being worked towards). Alternatively demonstrable experience within the stock condition, domestic energy assessment or wider surveying/ construction sector.
2. Good IT skills and interpersonal skills with client focused approach.
3. The successful applicant will be analytical, be able to work on their own initiative or as part of a team with a keen eye for detail.
4. A driving Licence and use of your own vehicle is **ESSENTIAL **for this role from day one. (Car Allowance and Mileage Paid)
5. Travelling and overnight stays are an **ESSENTIAL **part of this role. Please give this careful consideration prior to applying.

6. This is a customer facing role and you will be surveying occupied properties you will be expected to interact with residents.

7. This role requires a DBS check to be carried out.
