This role will support in delivering a strategic approach to portfolio management. Reporting into the Senior Estates Manager this role will be integral in providing a first-class property management service to circa 200 stores + across the UK, Eire, theUSA and Canada. The role will actively control the management of rent reviews, lease renewals, re-gears, closures, cost control, licencing and other property related issues. You must have completed an RICS accredited qualification.

**Duties**
- Supporting senior estate manager to proactively manage the portfolio through the action of lease renewals negotiations, break management, rent reviews, closures, business rates, utilities, and other property costs.
- Portfolio Performance Review - Support review of portfolio actions for upcoming lease events developing advice on lease terms focusing on the opportunity to minimise occupancy costs.
- Support the Senior Estates Manager and Head of Property as necessary regrading relocations and new stores openings.
- Support Senior Estates Manager to audit key property costs (i.e. rent, rates, service charge and insurance) and actively manage consultants to challenge costs.
- Collaborate with and support the Senior Estates Manager to produce the annual property budget.
- Cost Control: Reviewing and approving property costs, account reconciliations and following through key changes with finance / admin support and challenging costs outside of budget.
- Support SEM to always maintain integrity of lease data.
- Efficiently manage landlord approval process for tenant works (i.e. signage, refits, dilapidations, party walls etc).
- Support a proactive management of store disposals, sub-lettings, ASTs to maximise returns and minimize the risk to the business.
- Provide Facility management support
- Liaise with solicitors - Instruct legal team to serve relevant Statutory Notices in line with agreed tactics in order to protect the company’s rights to renew and agree new, more favourable lease terms.
- Utilities - Support Management of the electric, gas and water contracts across all territories working alongside the retained consultants. Tendering involvement as necessary. Ensuring the continued management of portfolio consumption is managed.
- Ensure a value-added approach is taken, delivering the best attainable settlement ensuring consistency and thoroughness in the outcome reported.

**Skills and Knowledge**
- Experience working with a retail portfolio preferred, by not essential.
- Good working knowledge of retail markets across the UK.
- Experience in handling a high-volume caseload.
- RICS accreditation - essential
- Excellent negotiating skills.
- Strong attention to detail.
- Able to foster effective relationships at senior levels both internally and externally.
- Committed to delivering results.
- Strong IT skills desirable.
