As a Freelance Quantity Surveyor, you will play a crucial role in ensuring the financial success of our projects from inception through to completion. You will be responsible for cost estimation, budget management, and ensuring value for money on all projects. You will work closely with the design team, project managers, contractors, and clients to ensure all financial and contractual aspects are managed effectively.

Key Responsibilities:

- **Cost Estimation & Planning:** Prepare accurate cost estimates and budgets for design and build, as well as refurbishment projects.

- **Tendering & Procurement:** Assist in the preparation of tender documents, manage the tender process, and negotiate with contractors and suppliers.

- **Contract Management:** Administer contracts, including preparation of interim valuations, variations, and final accounts.

- **Financial Reporting:** Prepare regular financial reports, including cost value reconciliation and cash flow forecasts.

- **Value Engineering:** Identify opportunities for cost savings without compromising on quality or project timelines.

- **Risk Management:** Identify and manage financial risks associated with the projects.

- **Client Liaison:** Maintain clear and effective communication with clients regarding financial aspects of the projects.

- **Project Close-Out:** Ensure all financial elements are finalized and all documentation is completed at project closure.

Requirements:

- **Qualifications:** A degree in Quantity Surveying, Construction Management, or a related field. MRICS or similar professional qualification is preferred.

- **Experience:** Minimum of [2] years of experience in Quantity Surveying, with a focus on design and build, as well as refurbishment projects.

- **Technical Skills:** Proficient in cost management software (e.g., CostX, Bluebeam, etc.) and Microsoft Office Suite.

- **Knowledge:** Strong understanding of construction contracts, methods, and procedures, especially JCT and NEC contracts.

- **Analytical Skills:** Ability to analyze data, forecast costs, and manage budgets effectively.

- **Communication Skills:** Excellent interpersonal and negotiation skills, with the ability to communicate complex financial information clearly.

- **Flexibility:** Ability to work independently and manage multiple projects simultaneously.

- **Availability:** Must be available to start [immediately/on a specific date] and able to commit to the duration of the project.
