Role Description

This is a full-time on-site role for a Building Manager located in Manchester. The Building Manager will be responsible for day-to-day tasks related to building management and facility management. This includes communication with tenants and contractors, overseeing building maintenance activities, budgeting, and ensuring the smooth operation of the property.


Responsibilities

  • Perform regular quality site inspections of all internal and external communal areas on a daily basis for cleanliness, checking for any faults to equipment, any damage to the building and any health and safety risks.
  • Report any required repairs to the property manager. Request quotes and arrange any necessary repairs with contractors and follow through to completion.
  • Follow up emergency repairs which take place out of hours.
  • Maintain all building compliance records, reporting changes/requirements to the property manager.
  • Manage all contractors, monitoring the work and performance, including approving and assessing all maintenance work, via approval from the property manager to ensure contractors are working safely using signing in/out procedures.
  • Manage evacuation procedures in line with the client’s instructions and property procedures.
  • Oversee all contractors, both routine and non-routine for minor work and repairs for the building.
  • Co-ordinate planned maintenance, working with the property manager to ensure that items identified on the Planned Maintenance Schedule are undertaken on time and to the required standards/guidelines.
  • Carry out monthly meter readings for communal utilities.
  • Once in place, carry out system testing around the building (including services such as emergency lighting, fire alarm systems/smoke vents and lift emergency lines).
  • Provide a ‘hands on’ presence where needed to keep the development clean and tidy at all times.
  • Ensure smooth handover and good communication with security staff.
  • Assist the client with the preparation of service charge budgets by seeking quotes from suppliers and retendering contracts as required.
  • Have full knowledge of the lease agreements especially regarding the rules and regulations of the estate. Ensure service charge funds are only spent on common areas and not areas demised to the tenants.
  • Provide a visible on-site presence and be the first point of contact for tenants, either via telephone or in person at the office, regarding communal maintenance issues, complaints, emergencies etc., assisting where appropriate or referring to Etoile / property manager if required.


Qualifications

  • At least two years' building management experience preferably in the commercial sector.
  • Excellent written and verbal English skills.
  • Great customer service skills due to high tenant and client interaction.
  • Strong interpersonal skills.
  • IOSH, NEBOSH or any other relevant health & safety qualifications.
  • Experience in budgeting and financial management.
  • Knowledge of safety and regulatory standards.
  • Attention to detail and problem-solving abilities.
  • Ability to work independently and manage multiple tasks.
