Commercial Manager

Location: Ealing

Full Time Permanent

Salary up to £60,000 per annum, plus, car allowance

40 hours per week (8-5 Monday -Friday)

Pyramid Plus South, a joint venture partnership between A2Dominion and Mears Property Services, provides repairs and maintenance, compliance, planned replacements and fire risk assessment works. We successfully complete over 35,000 repairs, 1,000 voids and fit 600 kitchens and bathrooms annually to 23,500 homes. With a wide range of upcoming projects, there are exciting times ahead as we continue to grow

Main Duties

CVR

  • Prepare a monthly CVR by work stream demonstrating the commercial and financial position of the contract by work stream, and elements within work stream.
  • Inform operational strategy based upon CVR outputs.
  • Pro-actively advise on commercial risk & opportunity.

Application - Invoicing - Cash

  • Ensure all Monthly applications are submitted in line with the contractual terms.
  • To agree monthly applications with the client ready for invoicing
  • To liaise with staff to ensure that all relevant pricing agreements are understood & implemented on a job-by-job basis.
  • Application & Usage of NHF Schedule of Rates for Cost & Value
  • Identify, build up, Generate and Agree Variations with the client.
  • Value/Measure work in Line with Contractual pricing agreements (NHF V7.2)

Supply chain management

  • Procure & Fully On-board subcontractors.
  • Regularly check and value subcontractors work, agree valuations and produce payment certificates, in accordance with sub-contract conditions.
  • To analyse on a month-by-month basis the spend by revenue stream and delivery method, identifying risk areas and designing an appropriate recovery plans.
  • Review, Validate and approve subcontractor quotations & variations in line with pricing agreements (NHF V7.2) to ensure value for money is achieved.

Commercial Core Group & Meetings

  • To manage the CCG on behalf of PPS Including All actions, reporting and attendees.
  • To attend contract meetings, produce any specific information required for these meetings.

Cost Control

  • Regular audits of supplier costs are undertaken ensuring PPS are receiving the agreed discounts and item rates.
  • Opportunities to reduce cost are consistently identified and actions put in place through Value for Money framework to achieve.
  • Monitor All Direct Costs & Overheads and assist in the managing of these costs to ensure profitability is maintained.

Site Support

  • To assist site and project managers in the identification and recording of variations.
  • Ensure site and project managers are briefed on what is required for variations to be paid against.
  • Ensure all site staff are aware of the commercial risks & opportunities on their projects / work streams.

Tendering / New works

  • Support identification of new works opportunities
  • Ensure new works are priced sustainably.

Team/Line Management

  • Manage a team of Up to 5 members.
  • Commercial Calendar's & Structure: Allocate Daily, weekly, and Monthly duties to all team members, ensuring optimal usage of capacity and skills.
  • Monitor the teams and Output and Productivity in line with respective commercial calendars.
  • Lead the team to ensure all key commercial objectives and responsibilities are delivered.
  • Monitor and review MCM usage ensuring MEARS commercial protocol and processes are strictly followed.
  • Manage team members in line with HR governance mainly relating to Attendance, Behaviours, and performance.

Cost File/Monthly P&L

  • Generate the Monthly cost file from MCM and issue to the client to facilitate the production of the P&L
  • Identify Risk and opportunity by way of accrual recommendations.

MEARS Recharge Invoice

  • Review and Certify MEARS Monthly recharge application. This includes validating and approving costs in line with the contractual price framework.
  • Issue in the desired format ensuring costs are allocated to the correct Cost category, Contracts & Job Types

Role Criteria:

  • Minimum of 3 years' experience in a commercial capacity, Working in the Social housing Sector as a principle and/or Main contractor across Voids & Repairs Business streams:
  • Experience working with typical Pricing agreements & Frameworks within a TPC Contract, which includes mandatory knowledge of NHF Schedule of Rates.
  • Experience Measuring Works, Generating and Agreeing applications.
  • Experience Reviewing, Validating, and approving subcontractor quotations & variations in line with pricing agreements (NHF V7.2)
  • Experience managing supply chain Partners.
  • Experience in financial reporting and data analysis
  • Strong numeracy and financial management skills
  • Excellent communication skills, both written and verbal are necessary.
  • IT skills including advanced Excel and Word are essential.
  • Experience In Management Accounts (P&L) including Budgeting and Forecasting
  • Experience in Generating and delivering Monthly CVR Reviews
  • Line Management of a minimum of 3 people
