This role is based in our Property Management Team which is focused on our historic London Estate in Mayfair and Belgravia. The purpose of the London Estate Property Management Team is to deliver a positive financial contribution to Grosvenor through providing class leading customer service which represents value for money to our customers, maximises retention, advocacy and net rent.

This is a prominent role with overall accountability and co-ordination of the day-to-day management activity of a portfolio of buildings, private mews and gardens. Successfully managing a team of Estate Property Managers and Facilities Managers is critical to deliver a 'best in class' property management service for this diverse, predominantly residential, property portfolio. The Estate Management Surveyor is tasked to provide accurate and insightful financial performance reports and drives cost savings to the P&L through rigorous cost control and operational efficiencies.

The Estate Management Surveyor places the "customer at heart" of the management of their team and portfolio. Their team supports "Property, Place and Partnership of Choice" through efficient delivery of our landlord obligations and are passionate about progressing Grosvenor's sustainability agenda and community objectives. The role is predominantly based in our London offices, although some opportunity for flexible working can be considered.

Key Principles & Responsibilities of Role

Customers – Lead Estate Property Managers (EPMs) to deliver an exemplary property management service to our customers of our directly managed assets through our externally appointed Facilities Managers and contracted service partners. Act as point of escalation for operational matters. Ensure outsourced managed properties are delivered in accordance with management agreement.

Insights – Demonstrate curiosity, commercial acumen and share key customer / stakeholder insights with internal teams to aid decision-making and drive business improvement.

Financial – Accountable for property-management related costs, ensuring they are accurately budgeted and forecasted. Minimise arrears across rent, insurance, service charge and other direct costs across the portfolio. Coordinate relevant and timely information to facilitate smooth sale and letting transactions.

Reporting – Track and report property management and financial performance against KPIs with accuracy and regularly provide insight to support decision making.

Service Charge – Ensure externally appointed Facilities Managers and Service Charge Accountants deliver timely and accurate service charge budgeting, reconciliation and communication to the business and customers.

Buildings, Gardens and Mews – Accountable for ensuring exceptional property management and supporting the Public Spaces teams in their delivery of the District strategy.

Non-managed portfolio – Oversee Estate Team responsibilities associated with freehold and FRI leases, including Estate Management Scheme and lease related matters, sales and transfers.

Community – Understand key drivers within your community to work collaboratively where possible to maximise positive outcomes.

Sustainability – Lead EPMs in proactively engaging in sustainable solutions to actively contribute towards GPUK's 2030 net carbon goals and support all green goal related delivery within portfolio.

Innovation – Working with members of the wider team contribute to the development and implementation of new customer services that add value.

Compliance - Ensure directly managed assets are well-maintained and safely managed in-line with GPUK's H&S policies raising issues of non-compliance to the Lead FM Contract Manager, major works are efficient and cost effective, key public spaces, including those with an enhanced public realm, are safe and free from defects, and vacant buildings are well-managed in accordance with void management processes.

Team – Direct line management of Estate Property Managers. Demonstrate smart leadership of the extended team (including FM, SCA, Operations, Asset Managers) which actively encourages a culture of trust, collaboration and proactive teamworking.

Key requirements

Proven ability in leading the successful residential property management of a diverse property portfolio

Ability and experience of effectively leading and managing a team

Exemplary and professional customer focused attitude.

Great communication skills with excellent level of both spoken and written English

Excellent dispute resolution skills and experience of dealing with tribunals

Strong financial understanding and awareness which contributes to accurate budgeting and forecasting and ability to interpret financial performance and produce clear financial reports

Commercially aware with strong business acumen

Good understanding and application of property legislation and industry best practices

Good technical building knowledge, covering fabric, M&E and systems

Strong understanding of H&S obligations and requirements

Discretion and sensitivity in dealing with confidential matters

Good IT and software skills - experience of Yardi Voyager and Planon a plus

Passionate about sustainability and minimising environmental impact

Holds professional qualification such as MIRPM and/or MRICS
