NEW HOMES SALES EXECUTIVE - TEES VALLEY REGION


Our new homes sales team are expanding and we are currently looking for a New Homes Sales Executive for the Tees Valley region to join Banks Homes.


You will provide customer-centric sales advice and support whilst working towards sales targets in accordance with company sales forecasts and administration of the sales process, liaising with purchasers, prospective purchasers and estate agents.


Our homes are designed to suit the needs of homebuyers across all walks of life including, first-time buyers, second-steppers, downsizers and investors. Each touchpoint in the customer’s home buying journey is so important and therefore, you will be committed to delivering a 5* customer experience, every time.


KEY DUTIES & RESPONSIBILITIES:

1. Deliver 5* customer service and experience by:

  • Providing an excellent customer journey experience to all customers to achieve 5* HBF status excellent Trustpilot reviews, and at least a pass from a mystery shop assessment.
  • Managing all customer enquiries (website, telephone, email, or walk-in) effectively and efficiently capturing details and requirement accurately within Company systems and convert to site visit or appointment.
  • Recognising customer profiles to tailor your approach and build rapport.
  • Providing knowledgeable information and thorough show home demonstrations.
  • Establishing customer requirements, needs, and wants to provide relevant information.
  • Demonstrating comprehensive local knowledge including amenities, schools, transport links and competitors
  • Promote and provide for the use of Company recommended mortgage brokers and solicitors to ensure an efficient service for customers to achieve purchasing deadlines.
  • Provide and explain all relevant information to customers including plans, products, pricing etc. Ensuring that the information is up to date and fully understood, whilst managing customer expectations.
  • Maintain contact with customers on a regular basis, focusing on ensuring an excellent customer journey and providing progress updates.
  • Undertake customer choices and extras appointments.
  • Respond to customer enquiries, questions, and concerns in line with the customer journey.
  • Provide knowledgeable and informative new home demonstrations and handovers.
  • Utilise our sales methodology, schemes and incentives effectively to close a sale.
  • Ensure the health & safety of customers, colleagues, and other parties whilst on site in accordance with legal requirements and company policy.
  • It is your responsibility to manage your marketing suite / show homes and ensure presentation is always high in line with company expectations.


2. Provide accurate and timely information and data to customers and project teams by:

  • Provide accurate and up to date information, with all customer journey information recorded on the CRM system.
  • Accurately explain working drawings and plans.
  • Liaise and communicate effectively with external bodies such as solicitors and financial advisers to achieve exchange targets.
  • Conduct regular meetings with Site and Sales Managers to ensure processes run smoothly and issues are highlighted, actioned, and resolved.
  • Provide handover documentation to customers including adherence to company policy and procedures.
  • Conduct and provide competitor report monthly, on time and accurately.
  • Provide communication and marketing with customer feedback from marketing campaigns.


3. Effective delivery of sales targets by:

  • Achieving sales targets in line with business requirements.
  • Delivering KPI targets of reservations, price performance, days to exchange, legal completions etc.


KEY CONTACTS:

You will report to and work closely with the Head of Sales and Marketing and liaise proactively with the other internal departments i.e commercial, construction, communication, technical and marketing teams as well as externals stakeholders and partners to ensure that sales targets are achieved and exceeded.


WORKING ENVIRONMENT:

You will spend the majority of your time on housebuilding sites you are assigned to. There will be a requirement for you to attend meetings at our Head Office, Durham and possibly our office in Leeds.


QUALIFICATIONS, KNOWLEDGE AND EXPERIENCE:


ESSENTIAL:

  • Previous experience working in the new build industry and managing a new home development
  • Experience of selling off plan
  • Knowledge of the conveyancing process and proven history working with solicitors and financial advisors.
  • Commercially astute with a good understanding of the local market and competitors.
  • Keeps up to date with new thinking including legislation, economic conditions and technology.
  • Communicates and negotiates persuasively - capable of influencing others assertively, building rapport with customers.
  • Embraces change and explores new ways of working to help the continuous growth of the sales operation.
  • Proven ability to meet and exceed sales targets whilst managing a varied workload in a fast-paced environment.
  • Able to build relationships across functions, internally and externally.
  • Good literacy, numeracy and IT skills.
  • Flexible with working pattern, must be able to work weekends and bank holidays.
  • Flexible with travel, sometimes at short notice.
  • Holds full driving license and have use of a vehicle for business travel.


DESIRABLE:

  • Experience working with and maintain sales CRM systems
  • Knowledge of home buying schemes?

  • You would need to demonstrate excellent interpersonal skills to enable you to build rapport with customers to understand their needs and requirements. These would need to include listening skills, questioning skills, empathy, product demonstration and closing skills.

  • Excellent communication skills both verbal and written.
