Pre Construction Manager

Position Overview: As a Pre-Construction Manager, you will play a crucial role in the early stages of our projects, overseeing the pre-construction phase with a focus on fit-out works. You will be responsible for coordinating with clients, architects, engineers, and subcontractors to ensure that projects are accurately estimated, planned, and prepared for successful execution. The ideal candidate will have extensive experience in the fit-out sector and a strong understanding of estimating processes.
Key Responsibilities:
* Collaborate with the business development team to review project opportunities and assess feasibility.
* Conduct thorough site visits and assessments to gather relevant information for estimating purposes.
* Prepare detailed cost estimates, including materials, labour, and other expenses, ensuring accuracy and competitiveness.
* Liaise with architects, engineers, and subcontractors to obtain quotes, clarify project requirements, and resolve any discrepancies.
* Develop project schedules, timelines, and phasing plans in coordination with the project management team.
* Identify potential risks and opportunities during the pre-construction phase and provide proactive solutions.
* Review and analyse tender documents, contracts, and specifications to ensure compliance and mitigate potential issues.
* Support the development of innovative and cost-effective solutions to meet client objectives and budget constraints.
Requirements:
* Proven experience as a Pre-Construction Manager or similar role within the fit-out sector.
* Strong knowledge of construction estimating principles and techniques.
* Proficiency in using estimating software and tools (e.g., ConQuest, CostX, Bluebeam).
* Excellent communication and negotiation skills, with the ability to build relationships with clients and stakeholders.
* Highly organised with the ability to manage multiple projects simultaneously.
* Detail-oriented with a focus on accuracy and quality.
* Degree in Construction Management, Quantity Surveying, or related field is preferred.
