Regional Facilities Manager - Build to Rent

Salary - £60,000

Location: London

My client is a leading Build to Rent operator, dedicated to creating high-quality, sustainable living spaces. They pride themselves on delivering exceptional customer service and maintaining their properties to the highest standards. They are seeking an experienced Regional Facilities Manager to join our dynamic team and oversee our portfolio of rental properties across the South of England.

As the Regional Facilities Manager you will plays crucial role in ensuring that Build-to-Rent (BTR) properties operate efficiently, sustainably, and provide a high level of service to tenants.

Key Responsibilities:

Energy Management:

  • Monitoring and Optimization: Continuously monitor energy consumption across the property. Implement strategies to reduce energy use without compromising tenant comfort.
  • Renewable Energy Integration: Incorporate renewable energy sources such as solar panels or wind turbines. Ensure these systems are maintained and operate efficiently.
  • Energy Audits: Conduct regular energy audits to identify inefficiencies and areas for improvement.

Sustainability:

  • Sustainable Practices: Implement and promote sustainable practices within the building. This includes waste reduction, water conservation, and the use of eco-friendly materials.
  • Green Certifications: Work towards obtaining and maintaining green building certifications such as LEED or BREEAM.
  • Tenant Engagement: Educate and engage tenants on sustainability practices and encourage participation in green initiatives.

Maintenance and Operations:

  • Preventive Maintenance: Develop and oversee preventive maintenance schedules to ensure all building systems (HVAC, plumbing, electrical) operate efficiently and have a long lifespan.
  • Smart Building Technology: Utilize smart building technologies to enhance operational efficiency. This includes automated systems for lighting, heating, and security.
  • Data Analysis: Use data analytics to track building performance metrics and make informed decisions.

Tenant Comfort and Satisfaction:

  • Indoor Environment Quality: Ensure optimal indoor air quality, thermal comfort, and lighting conditions.
  • Responsive Management: Address tenant concerns promptly and effectively. This includes issues related to maintenance, safety, and amenities.
  • Community Building: Foster a sense of community within the BTR property through events and communal spaces.

Financial Performance:

  • Cost Management: Manage operational budgets, aiming to reduce costs through efficient building management practices.
  • Return on Investment (ROI): Enhance the property's ROI by maintaining high occupancy rates through superior building performance and tenant satisfaction.

Skills and Qualifications

  • Technical Expertise: Knowledge of building systems (HVAC, electrical, plumbing), energy management, and sustainability practices.
  • Analytical Skills: Ability to analyse data to make informed decisions regarding building performance.
  • Communication Skills: Strong communication skills to interact with tenants, management, and maintenance teams.
  • Problem-Solving: Proactive in identifying issues and implementing effective solutions.
  • Certifications: Relevant certifications in building management, energy management, or sustainability (e.g., LEED Accredited Professional).
