To promote, encourage and support the continued independence and well-being of the sheltered housing tenants by monitoring, enabling and meeting the necessary support needs To assess, review and respond to ongoing support and housing needs of sheltered housingtenants appropriately.

The role will develop and maintain constructive relationships with sheltered tenants, carers, partners, service providers and any one from the wider community that is involved with the sheltered scheme.


MAIN DUTIES AND RESPONSIBILITIES

  • To maintain regular contact with all tenants to monitor their well-being
particularly those identified to be at risk and provide the appropriate support

  • To co-ordinate and continuously monitor the provision and effectiveness of all the support services received by each tenant, and to advocate on their behalf if they experience any difficulties in obtaining appropriate services. To complete a support planon a regular basis to determine the appropriate level of support needed for each tenant.
a) To initiate when necessary, attend and participate in case conferences around tenants' support needs.
b) To be aware of the role and resources of other agencies, and to establish and maintain regular contact through meetings etc. To liaise closely with service providers and managers regarding progress of issues to a satisfactory outcome.
c) To keep in contact with and encourage the involvement of relatives and friends in the support of tenants.
d) To work as part of a team, attending and participating in appropriate group and strategy meetings.

a) Working to the Procedure Manual, to establish and maintain a standard system of records on:

a) the tenants
b) the scheme
c) resources in the area
including maintaining the records of other schemes.
b) To keep a record of incidents that occur on the scheme and to record emergency calls outside normal working hours.
c) To provide information and records to Careline and management as required.
4. a) To appropriately hand over and receive control of the emergency call system with the co-operation of Careline. To test all call-points as per the Procedure Manual.
b) To answer all emergency calls during normal working hours and when available at other times. To assess the situation and take the appropriate action.
5. a) To be an advocate and adviser to tenants when required.
b) To undertake correspondence and prepare reports as necessary.

  • On a temporary basis, and in the absence of other support staff, to arrange for emergency shopping, and collection of prescriptions when a tenant is ill.
To encourage tenants to be involved in social activities at and beyond their sheltered scheme, including:
a) Promoting and encouraging participating in community/social activities
b) Facilitating meetings of tenants, and tenants participation in the Sheltered Tenants' Forum
c) Supporting initiatives coming from tenants themselves as appropriate.

  • Enhanced housing management duties
a) Assisting the dedicated Estate Management team in maintaining a good standard of housing management on schemes
b) Liaising with forum reps, caretakers, Estate Officers, and residents
c) To advise Estate officers and/or caretakers as appropriate of necessary repairs and to progress repairs to a successful outcome.
d) Liaising with the Estate management office (EMO) in order to manage the void process. This will involve inspecting void properties and showing them to prospective tenants.
e) Assisting the with the management of complex cases involving hoarding, fire risks, antisocial behaviour resulting from tenants with mental health issues
f) Assisting the EMO with end of tenancy issues when the tenant has no capacity.
g) Liaising with EMO in investigating formal and informal complaints
h) Liaising with residents and contractors through capital works on schemes and supporting tenants with any housing management issues that might arise.
i) To assist tenants to settle into their new home and give advice and information on local facilities and available services
j) Dealing with emergencies, managing transfers, loss of utilities, flood, fire and evacuations
k) Assisting the EMO with maintaining tenancies i.e. Monitoring rent arrears, tenancy absences and subletting
l) Mediating neighbour disputes

  • To assist in the induction of new sheltered housing managers, and familiarise other staff and agencies with the management service and the facilities on your scheme.
  • Health and Safety

Working to the Procedure Manual:
a) To participate in safety visits/audits carried out by safety/fire safety and Estate Officers,
b) To carry out regular visual checks of communal areas and report immediately any hazards identified by you or reported to you in the appropriate way. To compile hazard reports on ongoing Health and Safety issues that has not been rectified.
c) To report accidents/incidents that happen to tenants, staff and visitors in the common parts of the scheme in the appropriate way.
d) To ensure that appropriate fire notices are displayed as advised by the Fire Officer, and to regularly check fire equipment and report deficiencies. To ensure information in the Fire Box is current.
e) To be skilled in the procedures required in the event of an actual fire.
f) To promote fire, health and safety awareness either directly or through other staff.
g) To complete PEEP for tenants needing assistance in the event of evacuation from the building.
