Senior Property Manager (Block Manager)

Our client, a well-established property management company, is seeking a dedicated and experienced Block Property Manager to oversee a portfolio of residential properties in London. The portfolio comprises around 100 units spread across 15 blocks. The successful candidate will play a crucial role in ensuring the smooth and efficient management of these properties, maintaining high standards of service for all residents.

Role and Responsibilities:

  • Conduct regular property inspections, prepare detailed reports, and coordinate necessary maintenance and repair work.
  • Prepare and manage budgets for the properties, handle service charge collections, and maintain client accounts, providing regular financial reports.
  • Insurance: Oversee building insurance, Directors and Officers insurance, ensuring adequate coverage and managing claims as necessary.
  • Organise and attend EGM, AGMs, Directors' meetings, and Residents' meetings, preparing and distributing minutes.
  • Handle all correspondence and administrative tasks, ensuring timely and accurate communication with residents and stakeholders.
  • Address and manage any breaches of lease agreements, working with legal advisors as necessary.
  • Select, appoint, and manage contractors for various services, ensuring work is completed to a high standard and within budget.
  • Complaints Handling: Address and resolve complaints from residents efficiently and effectively, maintaining a high standard of customer service.

Qualifications and Skills:

  • Minimum of 4 years experience in block property management, preferably managing similar-sized portfolios.
  • Strong understanding of property management principles, relevant legislation, and best practices.
  • Excellent verbal and written communication skills, with the ability to effectively interact with residents, contractors, and colleagues.
  • Strong organisational and time-management abilities, capable of managing multiple tasks and priorities.
  • Proactive and resourceful approach to problem-solving, with a focus on delivering practical and efficient solutions.
  • Proficient in property management software (qube) and Microsoft Office Suite.
