Helix continues to deliver an above market service to its existing client base, operating from its central London office. Helix manages all commercial asset types nationwide, but with a focus on prime central London offices, accounting for 70% of their portfolio. Operating under one roof the surveying, facilities management and finance functions work closely and collaboratively together. Everyone works in an open plan environment which cultivates a relaxed and fun working atmosphere, openness with colleagues at every level and in close proximity to the Hines offices.


We are a highly experienced property management team providing comprehensive turn-key property solutions to owner-occupiers, private individuals, banks, fund, corporate recovery advisors and small to medium-sized property businesses.

Responsibilities

As the Assistant Building Manager, HELIX with Hines, you will help with all aspects of the day-to-day management and will assist in providing first class service delivery of M&E, Lifts, Energy Reporting Fabric Maintenance, Statutory Compliance and administration. This individual will also support the Facilities/Senior Building Manager and Property Director/Surveyors whenever necessary. Responsibilities include, but are not limited to:

Maintain and manage the client’s property in a cost efficient manner. Protect the interests of the client / Helix Property Advisors as their representative, and conduct any facilities/building related business in a professional and businesslike manner at all times. Total familiarisation with all layouts and systems for the building. Liaise with the Facilities/Senior Building Manager to ensure compliance with all H&S regulations and legal requirements at the building. Administration to adhere to Helix, Safety, Health & Environmental (SHE) policies and any operational procedures. Act within the authority delegated by Helix Property. As requested, any other duties necessary in the interest of the smooth and efficient running of the building. Ensure all duties and responsibilities are executed to the industry’s ‘Best Practice Standards’ and best practice at all times.

Qualifications

Minimum Requirements include:

Proven Facilities / administrative experience Experience of liaising with clients, tenants, consultants and local authorities Experience of managing planned building evacuations fire warden coordination/training Knowledge of current Health & Safety legislation Hard Services Contract Management (M&E & Lifts) Experience of compiling budgets, invoice management and variance reporting Knowledge of addressing actions raised in insurance inspections and overseeing risk management systems IOSH Similar experience within a competitor company Basic understanding of commercial leases / service charges Strong communication skills, both verbal and written Good numerical skills including computer literacy (Excel, Word, MS Outlook) Ability to work alone or as part of a team Able to use initiative and take responsibility Ability to work under pressure Key leadership role in addressing direct client instructions.
