Our client, a market-leading property company, is seeking an experienced Residential Property Manager to oversee operational activities for all residential properties within their portfolio, located in a well-known area in central London. This role requires a dedicated professional to maintain and enhance the image and functionality of the properties.


Primary Responsibilities:


  • Develop and uphold a positive image of the buildings in their locations.
  • Attend weekly meetings to ensure communication of the latest updates.
  • Monitor site activities, reporting, and taking necessary actions.
  • Conduct regular inspections of building fabric.
  • Perform vacant property checks, including flushing units and removing post.
  • Manage and resolve all reactive maintenance requests via the portal.
  • Process residential invoices and queries promptly.
  • Maintain records related to sites, such as property inspections, plans, and plant testing.
  • Organise and conduct tenant welcome meetings and manage utility and council notifications for tenancy changes.
  • Address operational queries from residential tenants.
  • Manage tenant check-outs and oversee remedial works to completion.
  • Attend tenant meetings with the surveying team.
  • Ensure Health and Safety compliance and maintain records for all residential properties.
  • Liaise with local authorities as needed.
  • Manage risk and address insurance issues related to residential claims.
  • Produce regular reports for the Estate Manager and residential surveying team.
  • Manage and support a team of residential managers, acting as the first point of contact for queries.
  • Undertake additional duties as directed by the Line Manager.


Key Skills / Knowledge:


  • Proven track record in property management and stakeholder relations.
  • Up-to-date knowledge of residential property management legislation.
  • Strong client relationship-building skills.
  • Understanding of tenant, customer, and supplier relationship management.
  • Ability to identify and resolve issues during property inspections.
  • Proficiency in industry-specific IT applications.
  • Knowledge of service charges, budget management, and purchase order management.
  • Ability to specify services, tender contracts, and select service providers.
  • Comprehensive understanding of Health and Safety legislation and policies.
  • Familiarity with Environmental protection legislation.
  • Knowledge of building insurance and FSA regulations.
  • Capability to plan and manage own workload.
  • Team-oriented with the ability to work effectively in a busy environment.
  • Excellent verbal and written communication skills, with a client-facing approach.


Desirable Qualifications:


  • ARLA Level 3 qualification.
