Role Overview:


As the Head of Development at Knotel, a key member of the Knotel EMEA Leadership Team, you will play a crucial role in expanding our footprint by overseeing the growth and development of new Knotel products within Europe. You will collaborate closely with senior management across core functions to design, budget, and manage the construction and launch of new sites, developing the Knotel services offering, while also ensuring the ongoing renovation and maintenance of existing locations.


With responsibility for c. 500,000 sq ft (and growing) of Real Estate across EMEA, with projects ranging from refresh of spaces between customers to build out of spaces from Cat A to move in ready of varying sizes and scopes.


Key Responsibilities:


1. Delivery:


  • Conduct thorough due diligence on new locations, identifying and communicating risks and opportunities related to construction, cost, quality, and scheduling to internal Real Estate, Sales, and Pre-opening teams.
  • Partner with Architects of Record (AORs), Quantity Surveyors, and General Contractors (GCs) to develop detailed scopes of work, estimates, budgets, and timelines for project completion.
  • Oversee the entire delivery of new projects from inception and concept through to operations.
  • Own project management to ensure timely completion and adherence to budget, managing milestones effectively and minimizing delays.
  • Ensure contractors deliver high-quality work that meets Knotel’s standards and specifications.
  • Maintain proactive communication with internal team members regarding any issues or opportunities related to construction, cost, quality, and schedule.
  • Foster strong relationships with internal team members and external vendors.
  • Manage the move-in process to ensure a smooth transition, collaborating closely with Pre-opening and Operations teams.
  • Address any construction-related day-2 requests as needed.
  • Develop new supply chain relationships and maintain existing ones to ensure cost savings and cost certainty in the delivery of the Knotel products.


2. Scope and Standards:

  • Deliver new locations that meet or exceed Knotel’s standards and specifications, continuously improving based on data and role experience.
  • Adapt processes to regional differences while ensuring efficient and effective delivery of the core product.


3. Process Implementation:

  • Develop and refine regional processes to ensure cost and time efficiency in project delivery, outsourcing when appropriate.
  • Maintain regular reporting cadence internally and externally, providing up-to-date information on progress and challenges.


4. Team Management:

  • Guide and support the development team within the market, setting clear goals and objectives for efficient and effective performance.
  • Coordinate with Real Estate and Sales pipelines to optimize resource management and team performance.


5. Qualifications:

  • Proven experience in construction project management, Real Estate or Architecture, preferably within a market development context.
  • Experience in recent commercial office fitout, flex office experience beneficial.
  • Strong ability to communicate risks and opportunities effectively.
  • Demonstrated ability to build and maintain relationships with internal and external stakeholders.
  • Proficient in budgeting, scheduling, and project management.
