As GAIL’s grows, our Property Team are key to finding new neighbourhoods for GAIL’s to open in. The Acquisition Manager will lead the strategic expansion of our retail bakeries by sourcing and securing optimal locations nationwide. This role requires balancing direct acquisition initiatives with the effective management of two external real estate agents. The successful candidate should possess strong analytical skills, robust industry knowledge, and the ability to negotiate favourable terms.


KEY RESPONSIBILITIES

Strategic Planning

  • Develop and implement a comprehensive expansion strategy in alignment with the company’s growth objectives.
  • Collaborate with senior leadership to identify high-priority markets and regions.


Location Sourcing

  • Identify and evaluate potential sites for new bakery locations through market research and field assessments.
  • Utilise demographic, economic, and competitive data to inform decision-making.


Negotiation & Acquisition

  • Negotiate lease terms and purchase agreements to secure favourable conditions for the company.
  • Develop and manage relationships with property owners, landlords, and brokers.


Management of External Agents

  • Oversee and coordinate activities of two external real estate agents to maximise efficiency and results.
  • Provide guidance and support to external agents to ensure alignment with company objectives.


Due Diligence

  • Conduct comprehensive due diligence including site visits, planning reviews, and financial analysis.
  • Ensure compliance with all legal, regulatory, and planning requirements.


Budget Management

  • Manage budgets for site acquisitions, including forecasting and tracking expenditures.
  • Optimise cost efficiencies while ensuring strategic goals are met.


Cross-Functional Collaboration

  • Work closely with internal teams, including Property, Finance, Production and Marketing, to ensure seamless integration of new locations.
  • Provide regular status updates and reports to stakeholders.


Continuous Improvement

  • Stay abreast of industry trends, market dynamics, and competitor activities.
  • Identify opportunities for process improvements and innovative approaches to site acquisition.


PERSON SPECIFICATION

  • Bachelor’s degree in Real Estate, Business Administration, or a related field; MBA or advanced degree preferred.
  • Minimum of 3-5 years of experience in retail site acquisition or a related field.
  • Proven track record of successful negotiations and site acquisitions.
  • Strong analytical skills with the ability to interpret complex market data.
  • Excellent communication, negotiation, and interpersonal skills.
  • Ability to travel extensively and manage a flexible work schedule.
  • Proficiency in real estate software and tools.
