You are a highly skilled and experienced Building Surveyor with an in-depth understanding of building regulations, disrepair legislation, landlord and tenant laws, and leasehold issues within social housing. You possess high-level numeracy and verbal skills, complemented by formal training in building technology, repairs, estimating, or contractual matters. Your qualifications are at least at the level of HND or HNC. You are proficient in IT and adept at drafting precise reports and contract documentation. What the Job Involves

The role requires managing a specific work stream within the Asset Management team, offering a professional surveying service for the maintenance, improvement, and re-servicing of council-owned, managed, and leased properties. You will lead special projects and address aspects such as disrepair, estate improvements, asbestos management, and minor works or reactive and planned repairs. A significant aspect of the role is deputizing for senior managers when required, ensuring effective service delivery across Housing Property Services. This includes managing responsive repairs, maintaining stakeholder relationships, undertaking Health & Safety inspections, and overseeing compliance with regulations like the Control of Asbestos Regulations 2012. Budget management, close collaboration with contractors, and managing tenders are also key responsibilities. The role may involve working outside standard office hours. You will also contribute to developing a comprehensive stock database and ensure adherence to the Client’s duties under CDM regulations. Engaging with tenants, management staff, and external parties for scheme delivery, and addressing complaints or disputes, are essential parts of the job, ensuring that all undertakings align with the London Borough of Newham's policies and standards.
