Position Summary:

As a Commercial Manager, you will be responsible for managing all commercial aspects of our office fitout projects, from inception through to completion. This includes overseeing the procurement process, managing budgets, negotiating contracts, and ensuring projects are delivered on time and within budget while maintaining high-quality standards. You will play a key role in fostering relationships with clients, subcontractors, and suppliers, as well as ensuring compliance with all relevant regulations and industry standards.


Key Responsibilities:

1. Commercial Management & Strategy:

  • Lead the development and implementation of commercial strategies for each project.
  • Oversee the financial performance of projects, including cost management, budget preparation, forecasting, and financial reporting.
  • Manage project risks, ensuring mitigation strategies are in place and costs are controlled.
  • Monitor project progress and ensure compliance with contractual obligations, timelines, and budgetary constraints.
  • Prepare detailed cost estimates and assist in tender submissions.

2. Contract Management:

  • Negotiate and manage contracts with clients, subcontractors, and suppliers.
  • Ensure that all contracts and agreements are in line with company policies and legal requirements.
  • Review and approve contracts, variations, and invoices, ensuring that all costs are accurate and justified.
  • Address and resolve any contractual disputes or issues that arise during the project lifecycle.

3. Procurement & Subcontractor Management:

  • Lead the procurement process, ensuring the best value for materials, equipment, and services.
  • Source and manage relationships with subcontractors, ensuring quality, safety, and compliance with project specifications.
  • Oversee the tendering and bidding process for subcontractors and suppliers.
  • Ensure that all subcontractor performance aligns with the agreed scope of work, timelines, and quality standards.

4. Project Leadership & Coordination:

  • Collaborate closely with the project management team to ensure seamless coordination across all departments.
  • Provide commercial input during the design and planning phases to ensure cost-effective solutions.
  • Support the project team in resolving commercial issues as they arise, providing solutions to ensure timely project delivery.

5. Client & Stakeholder Relations:

  • Act as the primary commercial point of contact for clients, providing regular updates on project status, budgets, and timelines.
  • Build and maintain strong client relationships to ensure high levels of satisfaction and repeat business.
  • Attend client meetings and site visits as necessary, providing expert commercial advice and insight.

6. Reporting & Compliance:

  • Provide regular commercial reports to senior leadership on project status, risks, and financial performance.
  • Ensure all projects adhere to internal financial, safety, and quality procedures, as well as external regulatory requirements.
