Our client, a specialised property management firm, is seeking a dedicated Facilities Manager to join their expanding team. The role involves managing a diverse portfolio of commercial properties across London and the South East. The successful candidate will engage regularly with clients, asset and property managers, occupiers, and suppliers.



Key Responsibilities:


  • Ensure all properties meet health and safety mandatory and statutory regulations. Maintain high-quality health and safety arrangements and address identified risks.
  • Professionally and confidently interact with contractors, tenants, and site staff.
  • Deliver facilities management activities as per Property Management Agreements and client initiatives.
  • Assist in providing an exceptional customer experience.
  • Lead on securing utility rates, managing power consumption, and verifying tenant utility recharges.
  • Serve as the main point of contact for day-to-day building operations.
  • Property & Asset Management Support.
  • Ensure tenants adhere to lease terms and property standards.
  • Prepare and monitor service charge budgets, approve invoices, and check variance reports and reconciliations.
  • Ensure supplies and services are procured to the highest standards and best prices.
  • Carry out tender process for large contracts at least every three years and monitor contractor performance.
  • Work towards achieving high Environmental & Sustainability Standards.
  • Ensure timely and cost-effective reactive maintenance and service requirements.
  • Understand the purpose and general working of heating, ventilating, mechanical, and electrical equipment.
  • Assist on major works.
  • Maintain, test, and implement pollution recovery procedures and coordinate fire evacuation drills.
  • Issue Permits to Work for all on-site contractor activities.
  • Ensure on-site management aligns with the company's policies, processes, and procedures.
  • Maintain proper site records on the in-house property management system.
  • Assist in submitting insurance claims for on-site incidents.



Qualifications and Experience:


  • Proven capability as a Facilities Manager within commercial property management with at least three years of relevant experience.
  • Strong commercial acumen with the ability to provide sound advice to occupiers and stakeholders.
  • IOSH qualification minimum. NEBOSH is desirable.
  • Excellent written and communication skills.
  • Positive attitude and a true team player with a ‘can-do’ approach.
